32 MEDICAL DISTRICT M

17.32.010 Intent.

   The intent of the medical district (M) is to reserve a medical area for those establishments serving the human medical needs of the community. The grouping of uses is intended to increase convenience to citizens needing medical services and coordination of services between medical establishments. It is further intended that noise and incompatible uses be restricted. It is not intended that all medical establishments must be located in the medical district (M). (Ord. 432 (part), 1995)

17.32.020 Permitted principal uses and structures.

   The following principal uses and structures shall be permitted in the medical district (M):
   A.   Convalescent, nursing and rest homes;
   B.   Dental offices and clinics;
   C.   Hospitals;
   D.   Medical and surgical offices and clinics;
   E.   On-site signs;
   F.   Other health facilities including mental health;
   G.   Public buildings and grounds;
   H.   Financial, insurance and other professional services;

17.32.030 Permitted accessory uses and structures.

   The following accessory uses and structures shall be permitted in the medical district (M):
   Accessory uses and structures normally appurtenant to the permitted uses and structures when established within the space limits of this district. (Ord. 432 (part), 1995)

17.32.040 Permitted conditional uses.

   After the provisions of this title relating to permitted conditional uses have been fulfilled, the city council may permit as permitted conditional uses in the medical district (M):
   A.   Drug and medical supply establishments providing the aforementioned supplies for retail sale. The retail sale of other sundry merchandise not specifically needed for medical and dental treatment purposes is expressly prohibited.
   B.   Other health uses which are similar to the permitted principal uses and which are in harmony with the intent of this district. (Ord. 432 (part), 1995)

17.32.050 Prohibited uses and structures.

   All other uses and structures which are not specifically permitted or not permissible as permitted conditional uses shall be prohibited in the medical district (M). (Ord. 432 (part), 1995)

17.32.060 Restrictions and requirements.

   All structures, land and uses in the medical district (M) shall be in compliance with the following restrictions and requirements:
   A.   Minimum Lot Requirements. The minimum lot area shall be seven thousand five hundred (7,500) square feet. The minimum lot width shall be fifty (50) feet.
   B.   Minimum Yard Requirements. There shall be a front yard of not less than a depth of thirty (30) feet. There shall be a rear yard of not less than a depth of twenty-five (25) feet. There shall be two side yards each of which shall not be less than six feet.
   C.   Maximum Height. The height of all buildings and structures not exceed thirty-five (35) feet.
   D.   Sanitation. All occupied structures shall be connected to municipal sewer and water facilities.
   E.   Off-Street Parking and Loading. Off-street parking and loading shall be provided as required in Section 1210 of the Custer City comprehensive plan. (Ord. 432 (part), 1995)
