ARTICLE IX

Multiple-Family Residential District R-2

§ 255-64 Purpose.

This district is created to provide for well-planned, multiple-family dwellings as an alternative to single-family and two-family dwellings and to identify areas in which multiple-family dwellings now exist. It is intended that this district be located in close proximity to incorporated areas to make it more reasonable to provide necessary public services.

§ 255-65 Permitted uses.

All permitted uses in the Single-Family Residential District (R-1), § 255-61 of this chapter.

§ 255-66 Conditional uses.

A. 
All conditional uses in the Single-Family Residential District (R-1), § 255-62 of this chapter.
B. 
Multiple-family dwellings.[1]

C. 
Lodging houses and boardinghouses.

§ 255-67 Standards.

The dimensional rules and standards for all uses, permitted and conditional, shall be the same as those in the Single-Family Residential District (R-1), § 255-63 of this chapter, except that prior to the issuance of a conditional use permit for multiple-family dwellings the applicant for such shall satisfy the Planning Commission that the following additional dimensional rules and standards shall be met:
A. 
Lot area.
(1) 
Those lots with public sewer shall have a minimum lot area in accordance with the following provisions.

(2) 
Those lots not provided with public sewer shall have minimum lot area and width requirements based on those required under the Single-Family Residential District (R-1), § 255-63A(1)(b), with additional units over two requiring 2,000 square feet of additional lot area per bedroom and 25 feet of additional lot width per unit.
B. 
Setbacks. Rear and side yard setbacks for multiple-family dwellings shall be a minimum of 25 feet.
C. 
Floor area. No unit of a multiple-family dwelling shall contain less than 750 square feet.
