ARTICLE VI

A - 1 AGRICULTURAL ZONE

6.1 STATEMENT OF INTENT.

This zone is designed to preserve lands best suited for agricultural use from encroachment of incompatible uses, and to preserve in agricultural use land suited to eventual development in other uses pending proper timing for practical and economical provision of utilities, major streets, schools and other facilities so that reasonably compact development will occur and the fiscal integrity of the City preserved. A change of zoning from A-1 to any other classification shall be in accordance with the Commission.

6.2 PRINCIPAL PERMITTED USES.

The following are permitted principal uses:

  1. 6.2.1
    Agriculture, including the raising of field crops, horticulture, animal husbandry subject to the rules and regulations of the board of health, including feed lots, poultry farms and kennels.
  2. 6.2.2
    Ranch and farm dwellings pertaining to agricultural operations.
  3. 6.2.3
    Parks and recreation areas operated by the City, or other political subdivision.
  4. 6.2.4
    Riding academies.
  5. 6.2.5
    Country clubs as defined herein, when located on a lot of at least five (5) acres.
  6. 6.2.6
    Recreational camps operated by public, charitable or religious organizations.
  7. 6.2.7
    Buildings and installations geographically necessary to operate a public utility, but not including general offices, material yards or repair shops. Such facilities shall observe yard space rules, but shall not be required to provide the full lot size and lot width requirements.
  8. 6.2.8
    Greenhouses.
  9. 6.2.9
    Railroad through or spur tracks, but no siding or other terminal type facilities and no service repair or administrative facilities.
  10. 6.2.10
    Single-family residential dwellings.

6.3 PERMITTED ACCESSORY USES.

The following are permitted accessory uses:

  1. 6.3.1
    Living quarters for persons regularly employed on the premises, but not including labor camps or dwellings for transient labor.
  2. 6.3.2
    Guest houses, not rented or otherwise conducted as a business.
  3. 6.3.3
    General home occupations.
  4. 6.3.4
    Offices incidental to and necessary for conducting a permitted use.
  5. 6.3.5
    Private garages, stables and barns.
  6. 6.3.6
    Roadside stands not exceeding four hundred (400) square feet in floor area, for the sale of agricultural products grown on the premises.
  7. 6.3.7
    Name plates and non-illuminated signs not to exceed twenty (20) square feet in area identifying the premises, but not containing over twenty (20) percent brand advertising.
  8. 6.3.8
    The keeping of not more than two (2) roomers or boarders.
  9. 6.3.9
    Other accessory uses and buildings customarily appurtenant to a permitted use.

6.4 CONDITIONAL USES.

The following are conditional uses:

  1. 6.4.1
    Quarters for transient labor.
  2. 6.4.2
    Cemeteries, crematories, mausoleums, columbiums.
  3. 6.4.3
    Commercial mines, quarries and sand and gravel pits.
  4. 6.4.4
  5. 6.4.5
    Public and quasi-public buildings and structures and uses of an administrative, educational, religious, cultural or public service type including colleges.

6.5 SPACE LIMITS.

The following are space limits in the A-1 zone:

  1. 6.5.1
    Minimum lot area: ten (10) acres.
  2. 6.5.2
    Minimum width of lot: one hundred fifty feet (150’).
  3. 6.5.3
    Maximum height of building - thirty-five feet (35’).
  4. 6.5.4
    Minimum front yard - thirty-five feet (35’).
  5. 6.5.5
    Minimum rear yard - thirty-five feet (35’).
  6. 6.5.6
    Minimum side yard - twenty feet (20’).
  7. 6.5.7
    Minimum side yard at street side of corner twenty-five feet (25’).
  8. 6.5.8
    Maximum ground coverage including accessory buildings - ten percent (10%).
  9. 6.5.9
    Maximum floor area ration: 0.1.
