ARTICLE IX

R - 3 MULTI-FAMILY RESIDETIAL

9.1 STATEMENT OF INTENT.

This zone is designed to provide for moderately high density apartment development and other uses which have characteristics similar to those found in the operation of apartment houses.

9.2 PRINCIPAL PERMITTED USES.

Following are the principal permitted uses:

  1. 9.2.1
    The principal permitted uses common to all residential zones. See Section 3.71.
  2. 9.2.2
    Multiple dwellings, containing not more than twelve (12) dwelling units.
  3. 9.2.3
    Hospitals and rest homes, nursing homes.
  4. 9.2.4
    Rooming houses and boarding houses.
  5. 9.2.5
  6. 9.2.6
    Private clubs, fraternity houses, sorority houses, lodges and similar establishments, but specifically excluding those establishments which have a name or legal basis as the aforesaid, but are in fact operated as a business enterprise and also excluding concessions associated with the aforesaid which are operated as a business enterprise.
  7. 9.2.7
    The offices of one or more professional persons engaged in the activities which generate a limited amount of contact with the general public, but including medical clinics, offices of lawyers, accountants, architects, planners, engineers and similar professions.
  8. 9.2.8
    Buildings of non-profit community organizations and social welfare establishments.

9.3 PERMITTED ACCESSORY USES.

The permitted accessory uses common to all residential zones. See Section 3.72.

9.4 CONDITIONAL USES.

Following are the conditional uses:

  1. 9.4.1.
    The conditional uses common to all residential zones. See Section 3.73.
  2. 9.4.2.
    Fraternity and sorority houses when directly associated with a college or university.
  3. 9.4.3.
    Buildings of non-profit community organizations and social welfare establishments other than those providing living accommodations.
  4. 9.4.4.
    Office buildings for the conduct of the administrative business of a single company when such business does not deal with the public directly from the site of such office building.
  5. 9.4.5.
    Mortuaries, funeral homes and funeral chapels.

9.5 SPACE LIMITS.

Following are the space limits:

  1. 9.5.1.
    Minimum lot area: two thousand (2,000) square feet per dwelling unit except that residential buildings containing one dwelling unit shall have a minimum lot area of five thousand (5,000) square feet and residential buildings containing two (2), three (3), or four (4) dwelling units shall have a minimum lot area of three thousand (3,000) square feet per dwelling unit.
  2. 9.5.2.
    Minimum zoning lot: five thousand (5,000) square feet.
  3. 9.5.3.
    Minimum width of lot: forty feet (40’).
  4. 9.5.4.
    Maximum height of building: seventy-five feet (75’).
  5. 9.5.5.
    Minimum front yard: thirty feet (30’).
  6. 9.5.6.
    Minimum rear yard: ten feet (10’).
  7. 9.5.7.
    Minimum side yard: two feet (2’).
  8. 9.5.8.
    Minimum side yard on street side of corner lot: ten feet (10’).
  9. 9.5.9.
  10. 9.5.10.
    Maximum ground coverage including accessory buildings: eighty percent (80%).

9.6 OFF-STREET PARKING AND LOADING.
