ARTICLE VII

R - 1 SINGLE-FAMILY RESIDENTIAL 5,000 SQUARE FOOT ZONE

7.1 STATEMENT OF INTENT.

This zone is designed to stabilize and protect the residential characteristics of the district and to encourage a suitable family life on small to medium size lots. More uses are allowed as a matter of right throughout the zone than in the larger lot size zones.

Effective on: 1/1/1901

7.2 PRINCIPAL PERMITTED USES.

The principal permitted uses common to all residential zones. See Section 3.71.

7.3 PERMITTED ACCESSORY USES.

The permitted accessory uses are:

    The permitted accessory uses common to all residential zones. See Section 3.72.
  2. 7.3.2
    Limited home occupations. See ARTICLE XVI.

7.4 CONDITIONAL USES.

The conditional uses common to all residential zones. See Section 3.73.

7.5 SPACE LIMITS.

The space limits are:

  1. 7.5.1
    Minimum lot area: five thousand (5,000) square feet for residential uses, two (2) acres for religious and cultural uses.
  2. 7.5.2
    Minimum width of lot: fifty feet (50’).
  3. 7.5.3
    Maximum height of building: thirty-five feet (35’).
  4. 7.5.4
    Minimum front yard: thirty feet (30’).
  5. 7.5.5
    Minimum rear yard: thirty feet (30’).
  6. 7.5.6
    Minimum side yard: five feet (5’) for lots platted any time after the effective date of these regulations and two feet (2’) for lots platted prior to the effective date of these regulations.

    Minimum side yard on street side of corner lot: ten feet (10’).

    Maximum ground coverage including accessory buildings: thirty percent (30%).
