CITY RESIDENTIAL

R-2 DISTRICT

§ 152.090 CITY RESIDENTIAL (R-2) DISTRICT.

Publisher's Note: This Section has been AMENDED by new legislation (Ord. 347, adopted 7-24-2025). The text of the amendment will be incorporated below when the ordinance is codified.
   The purpose of the City Residential (R-2) District is to encourage a wider variety of housing and allow that housing at a higher density than in R-l. The R-2 District also allows limited low-impact commercial, community, and recreational facilities, provided that these are suitable for operation in close proximity to housing.

§ 152.091 PERMITTED USES IN THE CITY RESIDENTIAL (R-2) DISTRICT.

   The following shall be uses permitted by right in the City Residential (R-2) District:
Bed and breakfast inn I
Bed and breakfast inn II
Bus/transit shelter
Child day care facility, Class 3
Child day care facility, Class 4
Dock
Dwelling, accessory
Dwelling, single-family
Dwelling, two-family
Essential utilities and equipment
Factory-built home
Factory-built home rental community
Greenhouse, noncommercial
Group residential facility
Group residential home
Home-based business (no impact)
Park
Solar energy facility, small
Solid waste disposal area/facility, public
Water treatment plant
Wireless telecommunications facility, small cells

§ 152.092 CONDITIONAL USES IN THE CITY RESIDENTIAL (R-2) DISTRICT.

   The following shall be conditional uses in the City Residential (R-2) District:
Bakery
Brewery pub
Community facility
Child day care facility, Class 1
Child day care facility, Class 2
Dwelling, conversion apartment
Dwelling, multi-family
Emergency shelter
Event, mass gathering
Governmental operation
Home-based business (low impact)
Museum
Parking lot
Places of worship/religious institution
Reception facility
Recreation, municipal
School, preK-12
Senior independent housing

§ 152.093 CITY RESIDENTIAL (R-2) DISTRICT LOT REQUIREMENTS.

*Only the setbacks on the lots that abut each side of the site and are on the same street may be used. Setbacks across the street or along a different street may not be used.
** When one adjacent lot is vacant, the average is of the setback of the adjacent non-vacant lot and the required setback for the vacant lot. When the subject lot is a corner lot, the average is of the setback of the adjacent non-vacant lot and the required setback of the subject lot.
