AO AIRPORT OVERLAY DISTRICT

§ 27-1301 Purpose.

The purpose of the AO Airport Overlay District is to regulate development and the use of land in the surrounding vicinity of present and project aircraft operations at airport facilities regulated by the United States Federal Aviation Administration (FAA) and the Pennsylvania Department of Transportation (PennDOT).

§ 27-1302 Permitted Uses.

1. 
Principal Uses. See Table 27-1.
2. 
Accessory Uses (subject to the requirements of § 27-1631):
A. 
Parking and loading facilities, in accordance with Part 18 of this chapter.
B. 
Signs in accordance with Part 17 of this chapter.
C. 
Accessory uses customarily incidental to a principal permitted use.

§ 27-1303 Conditional Uses.

§ 27-1304 Lot and Yard Requirements.

1. 
Minimum Lot Area and Lot Width. A lot in the AO Airport Overlay District shall be of such size and dimensions as shall be necessary to accommodate the intended use. There shall be no minimum lot area.
2. 
Minimum front yard: 80 feet from an arterial, collector or street right-of-way line.
3. 
Minimum side yard:
A. 
Adjacent to a commercial or industrial use: no minimum.
B. 
Adjacent to a residential use: 80 feet.
4. 
Minimum rear yard: 50 feet.
5. 
Maximum structure height: 50 feet.
6. 
Maximum lot coverage: 70% total of all impervious surfaces.
7. 
Airport Restrictions. Additional lot, area, setback and height restrictions may be required to comply with Federal, State, County and/or Township regulations related to the airport including, but not limited to, Federal Aviation Administration and PennDOT regulations.

§ 27-1305 Nonseverability.

The provisions of this Part are not severable. In the event any portion of this Part shall be declared invalid and unenforceable, it is the intention of the Township that the AO Airport Overlay District be eliminated in its entirety, with the zoning classification of property within the AO Airport Overlay District reverting to the underlying zoning district.
