RA RESIDENTIAL AGRICULTURAL DISTRICT

§ 27-501 Purpose.

The purpose of the RA Residential Agricultural District is to provide for areas where agricultural activities should be encouraged or preserved and residential development limited until such time as municipal services and facilities can be logically and more economically expanded to serve the area. Further, it is the purpose of this district to provide for certain types of development which, by their nature, will not create significant demands for Township resources, services, and facilities.

§ 27-502 Permitted Uses.

1. 
Principal Uses. See Table 27-1.
2. 
Accessory Uses (subject to the requirements of § 27-1631):
A. 
Private garage and parking areas in accordance with Part 18 of this chapter.
B. 
Storage shed.
C. 
Signs, in accordance with Part 17 of this chapter.
D. 
No-impact home-based business, in accordance with § 27-1619.
E. 
Communications antenna mounted on an existing public utility transmission tower, building or other structure, in accordance with § 27-1620.
F. 
Windmill, in accordance with § 27-1622.
G. 
Other accessory uses customarily incidental and subordinate to a principal permitted use.

§ 27-504 Lot and Area Requirements.

Minimum Lot Area.
A. 
Single-family detached dwellings:
(1) 
With on-site sewer service: one acre.
(2) 
With off-site sewer service: 1/2 acre.
B. 
Two-family dwellings:
(1) 
With on-site sewer service: 3/4 acre per dwelling unit.
(2) 
With off-site sewer service: 1/3 acre per dwelling unit.
C. 
Other principal permitted uses: one acre.
2. 
Minimum Lot Width.
A. 
Single-family detached dwellings:
(1) 
With on-site sewer service:
(a) 
Minimum lot width at street right-of-way line: 150 feet.
(b) 
Minimum lot width at front building line: 150 feet.
(2) 
With off-site sewer service:
(a) 
Minimum lot width at street right-of-way line: 80 feet.
(b) 
Minimum lot width at front building line: 80 feet.
B. 
Two-family dwellings:
(1) 
With on-site sewer service:
(a) 
Minimum lot width at street right-of-way line: 200 feet.
(b) 
Minimum lot width at front building line: 200 feet.
(2) 
With off-site sewer service:

Residential permitted uses:

In two yards: 30 feet total.

(2) 
Abutting a nonresidential use or undeveloped lot: 24 feet total, minimum 10 feet one side for a similar use.
