RM RESIDENTIAL MODERATE DENSITY DISTRICT

§ 27-601 Purpose.

The purpose of the RM Residential Moderate Density District is to provide for a broad range of residential development in those areas where public services are or will be available in the future while preserving the existing character of the land uses within the district. Further, it is the intent of the Residential Moderate Density District to provide for innovative and flexible designs in development.

§ 27-602 Permitted Uses.

1. 
Principal Uses. See Table 27-1.
2. 
Accessory Uses (subject to the requirements of § 27-1631):
A. 
Private garage and parking areas in accordance with Part 18 of this chapter.
B. 
Storage shed.
C. 
Signs, in accordance with Part 17 of this chapter.
D. 
No-Impact home-based business, in accordance with § 27-1619.
E. 
Communications antenna mounted on an existing public utility transmission tower, building or other structure, in accordance with § 27-1620.
F. 
Other accessory uses customarily incidental and subordinate to a principal permitted use.

§ 27-603 Conditional Uses.

All conditional uses permitted in the RM District shall be serviced by off-site sewer service.

§ 27-604 Lot and Area Requirements.

1. 
Minimum Lot Area.
A. 
Single-family detached dwellings:
(1) 
With on-site sewer service: 1/2 acre.
(2) 
With off-site sewer service: 1/4 acre.
B. 
Two-family dwellings:
(1) 
With on-site sewer service: 1/3 acre per dwelling unit.
(2) 
With off-site sewer service: 1/5 acre per dwelling unit.
C. 
Other principal permitted uses: 1/2 acre.

Minimum Lot Width.
A. 
Single-family detached dwellings:
(1) 
With on-site sewer service:
(a) 
Minimum lot width at street right-of-way line: 80 feet.
(b) 
Minimum lot width at front building line: 80 feet.
(2) 
With off-site sewer service:
(a) 
Minimum lot width at street right-of-way line: 70 feet.
(b) 
Minimum lot width at front building line: 70 feet.
B. 
Two-family dwellings:
(1) 
With on-site sewer service:
(a) 
Minimum lot width at street right-of-way line: 100 feet.
(b) 
Minimum lot width at front building line: 100 feet.
(2) 
With off-site sewer service:
(a) 
Minimum lot width at street right-of-way line: 80 feet.
(b) 
Minimum lot width at front building line: 80 feet.
C. 
Multi-family dwelling unit:
(1)

Minimum front yard: 35 feet.

Minimum side yard:
A. 
Principal permitted uses: 25 feet total in two yards, 10 feet minimum one side.
B. 
Accessory uses: five feet.

Street side of a corner lot: 25 feet.

Where a lot of record existing at the time of passage of this chapter has a width of less than 70 feet, each side yard may be reduced by 10% of the lot width for construction or reconstruction of a single-family detached dwelling unit.
5. 
Minimum rear yard:
A. 
Principal uses: 40 feet.
B. 
Accessory uses: five feet.
6. 
Maximum Structure Height.
A. 
Principal structure: 35 feet.
B. 
Accessory structure: 20 feet (excluding fences).
7. 
Maximum Lot Coverage.
A. 
Principal and accessory structures: 40% of the total lot area.
