CHAPTER 18

20 - BUSINESS DISTRICTS

18.20.010 - Permitted uses.

The following uses are permitted in the business district:

A.

All uses permitted in the residential district, except as otherwise provided in Section 18.20.045 - Residential uses restricted on Central Street;

B.

All uses not hereafter excluded as stipulated in Section 18.20.020.

C.

Special Uses. The following special uses may be permitted in specific situations in accordance with the procedures outlined herein, but only in the area bounded by the Canadian National Railroad tracks on the east, the TP&W tracks on the north, and all property located in the city limits to the west and south thereof, which is zoned as business districts.

Adult-use cannabis dispensing organization.

2.

Adult-use cannabis craft grower organization.

3.

Adult-use cannabis infuser organization.

4.

Adult-use cannabis processing organization.

5.

Adult-use cannabis transporting organization.

18.20.020 - Prohibited uses.

The following uses are specifically excluded in the business district:

Any use which creates detrimental noise, odor, fumes or vibrations causing annoyance or damage, or which creates traffic congestion, or which is dangerous because of highly combustible material used or manufactured;

Livestock sales or slaughterhouses;

Bulk storage or petroleum products, excluding automobile service stations;

Milk receiving or processing plants;

Feed grinding;

Contractor's plants or storage yards;

Junk and wrecking yards;

Poultry dressing facilities;

Heavy manufacturing and industrial uses, except those incidental to accepted uses;

Roller skating rinks;

Bottling works;

Machine shops;

Animal hospitals;

Lumber yards and building materials sales;

Trucking depots;

Trailers, mobile homes, or trailer parks;

Equipment storage yards;

Hatcheries;

Coal yards;

Manufacturing of asphalt or concrete products.

18.20.030 - Yard requirements.

In business districts there shall be a rear yard of not less than eight feet in depth as measured from the rear lot line. A side yard, if provided, shall not be less than three feet in width.

18.20.040 - Dwellings over business building—Requirements.

Dwellings over a business building shall face upon both the front and near of the lot, unless side yard requirements for business buildings are observed as provided in Section 18.20.030.

18.20.045 - Residential uses restricted on Central Street.

Residential uses are prohibited within the front fifty feet of the ground floor of all buildings on Central Street north of U.S. Highway 24.

18.20.050 - Off-street parking requirements.

In business districts there shall be sufficient off-street parking provided to accommodate the vehicles of the employees and the establishment and sufficient loading, unloading and service space. In addition, said parking space shall be sufficient to accommodate any vehicles for occupants of dwellings.
