- GENERAL BUSINESS DISTRICT B-2
The intent of the General Business District (B-2) is to provide for areas that are designed for the commercial needs that appeal to a wider community interest than those found in the local business district. The provisions of this district are intended to encourage general commercial development to locate along major arteries where sites are adequate for an integrated design of commercial and business establishments particularly adjacent to major intersections where such development could most adequately serve the needs of the community's residents and those of the traveling public without resorting to excessive quantities of strip development; and to discourage any encroachment by industrial, residential or other uses considered capable of adversely affecting the general business characteristics of this district.

(a)
Uses permitted by right. The following uses are permitted by right in General Business District (B-2) zones:
(1)
Retail-commercial sales and services:
a.
Food stores;
b.
Dry good stores;
c.
Household and family service establishments;
d.
Recreation and sport stores;
e.
Drugstores and pharmacies;
f.
Business service establishments;
g.
Eating establishments;
h.
Vehicular and equipment sales and services;
i.
Lumber and building materials;
j.
Vehicular and equipment rentals;
k.
Contractor shops and yards;
l.
Furniture and appliance stores;
(2)
Professional and personal services:
a.
Personal service establishments;
b.
Professional services;
c.
Financial institutions;
(3)
Hotels, motels, motor lodges;
(4)
Gasoline service stations and car washes (see section 50-379);
(5)
Hospitals and clinics (see section 50-380);
(6)
Major automotive repair facilities;
(7)
Funeral homes and mortuaries (see section 50-378);
(8)
Churches and other houses of worship (see section 50-377);
(9)
Governmental buildings and facilities;
(10)
Public and private utilities, excluding sanitary landfills, incinerators, refuse and trash dumps.
(b)
Accessory structures permitted. Garages, storage rooms, and other structures which are customarily incidental to the principal structure.
(c)
Uses permitted by special exception. The following uses are permitted by special exception in the General Business District (B-2):
(1)
Veterinary hospitals or clinics (see section 50-385);
(2)
Child day care centers (see section 50-376);
(3)
Wholesale establishments and warehouses;
(4)
Light industrial uses;
(5)
Single-family detached dwellings.

All principal and accessory structures shall be located and constructed in accordance with section 50-279 where it applies, as well as to the following requirements:
(1)
Retail-commercial sales and services; professional and personal services; hotels, motels, or motor lodges; major automotive repair facilities; and wholesale establishments and warehouses.
(2)
Accessory structures. An accessory structure shall not exceed two stories or 25 feet in height.

In addition to section 50-278, dimensional requirements, the following regulations shall apply where required:
(1)
Access (see section 50-4);
(2)
Nonconforming uses (see section 50-12);
(3)
Off-street parking and loading facilities (see section 50-13);
(4)
Flood hazard areas (see section 50-8);
(5)
Site plan approval process (see article XIV of this chapter).
