ARTICLE V

- MULTIPLE-FAMILY RESIDENTIAL MF-1

Sec. 50-133. - Purpose.

The intent of Multiple-Family Residential (MF-1) district is to provide for an efficient and economic use of land through a mixture of medium-density, multiple-family housing types together with such public and semipublic buildings and facilities and accessory structures as may be necessary and are compatible with such residential developments. The provisions of this district are intended to provide for the development of such projects with population densities and building heights that are low enough to be generally compatible with medium-intensity, single-family areas or in transitional areas on land where the clustering of units would permit the most effective utilization of such land while preserving open space and other natural features; to encourage such development projects to locate within close proximity to activity centers; to avoid undue traffic congestion on minor streets by directing such new development to abut upon or have relatively close access to major transportation arteries; to locate in those areas of the community where such existing development is of a compatible density; to encourage privacy, internal stability, attractiveness, order and efficiency in these areas by providing for adequate light, air, and usable open space for dwellings and related facilities through the careful design and consideration of the proper functional relationship among uses permitted; and to provide policies which will encourage such residential development to occur where public facilities and services are existing or within plans for improvement.

Sec. 50-134. - Permitted uses.

(a)

Uses permitted by right. The following uses are permitted by right in Multiple-Family Residential (MF-1) zones:

(1)

Multiple-family dwellings, including apartments, townhouses, rowhouses, duplexes and other single-family attached dwellings;

(2)

Single-family detached dwellings, including the leasing or renting of rooms in such dwellings; however, the number of tenants in each dwelling shall not exceed two;

(3)

Public schools or private schools offering curricula comparable to that of public schools;

(4)

Churches and other houses of worship (see section 50-377);

(5)

Public recreational facilities and buildings.

(b)

Accessory structures permitted. The following apply to accessory structures permitted in Multiple-Family Residential (MF-1) zones:

(1)

Garages, carports, storage rooms, swimming pools, and other structures which are customarily incidental to the principal structure;

(2)

Administrative/management offices, club or game rooms, recreational facilities and uses, and laundry facilities intended for use solely by the residents of a family dwelling and their guests; however, leasing or renting of same on a commercial basis is strictly prohibited.

(c)

Uses permitted by special exception. The following uses are permitted by special exception in Multiple-Family Residential (MF-1) zones:

(1)

Child day care centers (see section 50-376);

(2)

Governmental buildings and services;

(3)

Public and private utility services, excluding sanitary landfills, incinerators, refuse and trash dumps;

(4)

Nursing and convalescent homes (see section 50-383);

(5)

Semipublic recreational facilities and buildings;

(6)

Clinics (see section 50-380).

Sec. 50-135. - Dimensional requirements.

All principal and accessory structures shall be located and constructed in accordance with section 50-136 where it applies, as well as to the following requirements:

(1)

Multiple-family and single-family attached dwellings.

Minimum lot area 10,000 square feet
Per one bedroom unit 1,500 square feet
Per two or more bedroom unit 1,900 square feet
Minimum lot width at building line 100 feet
Minimum yard setbacks for one building per lot
Front 25 feet
Side, interior 10 feet
Side, street 15 feet
Rear 15 feet
Maximum building height of principal structures 60 feet
Maximum percent of lot coverage 30 percent

 

(2)

Single-family detached dwellings.

Minimum lot area 6,000 square feet
Minimum lot width at building line 60 feet
Minimum lot depth 90 feet
Minimum yard setbacks
Front 25 feet
Side, interior 7.5 feet
Side, street 10 feet
Rear 20 feet
Maximum building height of principal structures 35 feet
Maximum percent of lot coverage 30 percent

 

(3)

Accessory structures permitted. The following apply to accessory structures permitted in Multiple-Family Residential (MF-1) zones:

a.

No accessory structure, excluding fences or walls, shall be closer to any property line than the required yard setback; however, an accessory structure to a single-family detached dwelling may be as close as 7½ feet to any rear property line;

b.

An accessory structure shall not exceed two stories or 25 feet in height.

Sec. 50-136. - Special regulation.

In addition to section 50-135, dimensional requirements, the following regulations shall apply where required:

(1)

Access (see section 50-4);

(2)

Nonconforming uses (see section 50-12);

(3)

Off-street parking and loading facilities (see section 50-13);

(4)

Parking, storing, keeping of commercial and recreational vehicles (see section 50-14);

(5)

Home occupations (see section 50-9);

(6)

Flood hazard areas (see section 50-8);

(7)

Site plan approval process (see article XIV of this chapter).
