ARTICLE XV

- AR AGRICULTURAL/RESIDENTIAL DISTRICT

Sec. 50-476. - Purpose.

The AR Agricultural/Residential District is intended to retain the open character of the land. This district is primarily designed for those areas on the periphery and within the city which have soils most suitable for agricultural production. Agricultural activities are frequently associated with noise, odors, dust, aerial chemical spraying, and other activities generally incompatible with urban life. However, agriculture forms a vital segment of both the state and local economy. Therefore, it is the purpose of the AR district to provide areas of low-density development to accommodate land uses within a district which will have the least negative impacts on agriculture. Developmental standards within the AR district are designed to provide for a high quality of life while effectively reducing the need for extensive urban infrastructure and associated public facilities. The regulatory provisions of this district are aimed at achieving the goals, objectives and policies associated with the city's comprehensive planning program.

Sec. 50-477. - Permitted uses.

(a)

Uses permitted by right. The following uses are permitted by right in agricultural/residential zones:

(1)

Veterinarians and animal hospitals.

(2)

Stables.

(3)

Single-family detached residences.

(4)

Plant scales.

(5)

Greenhouses, nurseries or florists.

(6)

Florists without greenhouse; florists with greenhouses.

(7)

Golf courses/country clubs.

(8)

Greenhouses.

(9)

Farms.

(10)

Churches, monasteries, convents or places of worship.

(b)

Accessory structures permitted. Garages, carports, storage rooms, swimming pools, and other structures which are customarily incidental to the principal structure.

(c)

Uses permitted by special exception. The following uses are permitted by special exception in agricultural/residential zones:

(1)

Public use (governmental).

(2)

Radio communications equipment, retail.

(3)

Domestic animal grooming.

(4)

Domestic animal training schools.

(5)

Cemetery or mausoleum.

(6)

Kennels.

(7)

Satellite receiving antenna (commercial).

Sec. 50-478. - Dimensional requirements.

All principal and accessory structures shall be located and constructed in accordance with section 50-479 where it applies, as well as to the following requirements:

Minimum lot size 2 acres
Minimum lot width 200 feet
Minimum lot depth 200 feet
Maximum density 1 dwelling per lot
Minimum yard set backs
Front yard 50 feet
Rear yard 50 feet
Side yard 25 feet
Maximum lot coverage 30 percent
Maximum structure height 45 feet

Sec. 50-479. - Special regulations.

In addition to section 50-478, dimensional requirements, the following regulations shall apply where required:

(1)

Access (see section 50-4);

(2)

Nonconforming uses (see section 50-12);

(3)

Off-street parking and loading facilities (see section 50-13);

(4)

Parking, storing, keeping of commercial and recreational vehicles (see section 50-14);

(5)

Home occupations (see section 50-9);

(6)

Flood hazard areas (see section 50-8);

(7)

Site plan approval process (see article XIV of this chapter).
