- MANUFACTURED OR MOBILE HOME SUBDIVISION DISTRICT RM-1
The intent of the Manufactured or Mobile Home Subdivision District (RM-1) is to provide for manufactured or mobile home subdivision development on small lots together with such public and semipublic buildings and facilities and accessory structures or uses as may be necessary and are compatible with residential development of this nature. The district is specifically designed to permit the platting and selling of subdivided lots upon which manufactured or mobile homes affixed to the land may be placed; to encourage such future development to occur on vacant land where the natural characteristics of such land are suitable for this type of development; to permit population densities which are low enough to be compatible with neighboring single-family development; to provide policies which will encourage such residential development to occur where public facilities and services are existing or within plans for improvement; and to discourage any activities not compatible with residential development.

(a)
Uses permitted by right. The following uses are permitted by right in Manufactured or Mobile Home Subdivision District (RM-1) zones:
(1)
Manufactured, mobile, or modular homes;
(2)
Public schools or private schools offering curricula compatible to that of the public schools;
(3)
Public recreational facilities and buildings;
(4)
Single-family detached dwellings.
(b)
Accessory structures permitted. Garages, carports, storage rooms, swimming pools, and other structures which are customarily incidental to the principal structure.
(c)
Uses permitted by special exception. The following uses are permitted by special exception in Manufactured or Mobile Home Subdivision District (RM-1) zones:
(1)
Child day care centers (see section 50-376);
(2)
Churches and other houses of worship (see section 50-377);
(3)
Public and private utility services, excluding sanitary landfills, incinerators, refuse and trash dumps;
(4)
Governmental buildings and services;
(5)
Golf courses;
(6)
Semipublic recreational facilities and buildings.

All principal and accessory structures shall be located and constructed in accordance with section 50-190 where it applies, as well as to the following requirements:
(1)
Residential uses.
(2)
Accessory structures.
a.
No accessory structure, excluding fences or walls, shall be closer to any property line than the required yard setbacks; however, an accessory structure to a residential dwelling may be as close as 7½ feet to any rear property line;
b.
An accessory structure shall not exceed two stories or 25 feet in height.
(3)
Additional requirements. Each manufactured or mobile home shall be located or placed on a lot containing a permanent foundation. A skirt or apron which is continually and properly maintained shall also be required to surround each manufactured or mobile home between the bottom of the unit and the ground.

In addition to section 50-189, dimensional requirements, the following regulations shall apply where required:
(1)
Access (see section 50-4);
(2)
Nonconforming uses (see section 50-12);
(3)
Off-street parking and loading facilities (see section 50-13);
(4)
Parking, storing, keeping of commercial and recreational vehicles (see section 50-14);
(5)
Home occupations (see section 50-9);
(6)
Flood hazard areas (see section 50-8).
