36 - NB NEIGHBORHOOD BUSINESS ZONE
The purpose of a NB (neighborhood business) zone is to provide for the location and grouping of uses to a type designed to dispense commodities, provide professional services or provide personal services. These uses are intended to be small in nature, providing local facilities to serve the everyday needs of the surrounding neighborhood rather than the surrounding community.

All uses permitted in the NB zone are subject to a maximum commercial gross floor area of two thousand (2,000) square feet. Commercial applications must conform to the requirements of GBMC Chapter 17.30. Any R zone uses are permitted on the same terms and conditions as set forth in Sections 17.16.020 and 17.16.030, plus the following:
A.
Beauty shops and barbershops;
B.
Business or professional studios and offices;
C.
Hand laundries, cleaners and pressing shops;
D.
Convenience stores;
E.
Fuel service stations as set forth in GBMC Chapter 17.30 with a maximum of four (4) fueling positions allowed;
F.
Locksmiths, shoe repairing, tailoring and other similar uses;
G.
Real estate offices;
H.
Retail stores and personal service shops;
I.
Delicatessens and bakeries;
J.
Greenhouse and nurseries for the raising and sale of plants, shrubs, flowers and other horticultural crops, flower shops;
K.
Garden supply stores;
L.
Antique shops;
M.
Day care center, subject to the conditions set forth regarding day care centers;
N.
Libraries;
O.
Post offices.

A.
Front. There shall be a minimum building setback from the property line of twenty-five (25) feet:
B.
Side and Rear.
1.
Minimum side and rear yard setbacks from lot lines bordering property zoned commercial shall be five (5) feet.
2.
Minimum side and rear yard setbacks from lot lines bordering property zoned for residential use shall be ten (10) feet.
3.
Corner lots shall observe the front yard setbacks along all abutting streets.

Building height shall not exceed thirty-five (35) feet.

The total building area of all buildings shall not exceed thirty-five (35) percent of the lot area.
