24 - R12500 SINGLE-FAMILY RESIDENTIAL ZONE
The R12500 (single-family residential) zone is intended to accommodate new residential development within the city. This designation is designed to minimize the costs of extending and expanding public services. It is a planned, logical accommodation of projected growth intended to serve areas suitable for development and to avoid unsuitable areas.

Any use permitted by Section 17.16.020 of this title upon the same terms and conditions as set forth in that section, is a permitted use in a R12500 zone.

Any use permitted by GBMC Section 17.16.030 upon the same terms and conditions as set forth in that section is permitted as a conditional use in a R12500 zone

Lot area for each single-family dwelling shall be a minimum of twelve thousand five hundred (12,500) square feet. Dwellings served by on-site septic systems, shall only be allowed to be developed in accordance with Snohomish County Health District and Department of Ecology requirements.

Lot width shall not be less than seventy-five (75) feet in width, except:

Front lot lines bordering a cul de sac shall be no less than forty (40) feet in width.

The minimum yard requirement for the zone shall be as outlined in Section 17.16.060.

Building height shall not exceed thirty-five (35) feet maximum.

The total building area of all buildings shall not exceed thirty (30) percent of the lot area.
