20 - R9600 SINGLE-FAMILY RESIDENTIAL, PRE-PLATTED ZONE

17.20.010 - Purpose.

The purpose and function of the R9600 zone (single-family residential, pre-platted) is to provide a low density development, where soil conditions and topography are adequate for use for septic tanks and drainfields.

17.20.020 - Permitted uses.

Any use permitted by Section 17.16.020 upon the same terms and conditions as set forth in that section is permitted as a permitted use in a R9600 zone.

17.20.030 - Lot area.

Lot area for each single-family dwelling shall be nine thousand six hundred (9,600) square feet or more. The lot area for each single-family dwelling with on-site sewage systems shall be twelve thousand five hundred (12,500) square feet. Existing platted plots smaller than twelve thousand five hundred (12,500) square feet, and served by on-site septic systems, shall only be allowed to be developed in accordance with all other applicable building codes and development regulations and the Snohomish County Health District and Department of Ecology requirements.

17.20.040 - Conditional uses.

Any use permitted by Section 17.16.030 upon the same terms and conditions as set forth in that section is permitted as a conditional use in a R9600 zone.

17.20.050 - Lot width.

Lot width shall not be less than seventy (70) feet in width, except:

A.

Corner lots shall have a lot width of at least seventy-five (75) feet;

B.

Lot frontage bordering a cul-de-sac shall have a minimum width of forty (40) feet.

17.20.060 - Yards.

The minimum yard requirements for this zone shall be as outlined in Section 17.16.060.

17.20.070 - Height regulations.

Building height shall not exceed twenty-five (25) feet maximum.

17.20.080 - Lot coverage.

The total building area shall not exceed thirty-five (35) percent of the lot area.
