44 - CB COMMUNITY BUSINESS ZONE
The purpose and function of the CB (community business) zone is to promote, provide for and protect certain areas for businesses and services designed to serve the needs of several neighborhoods and shall serve as a core business center for the community.

Commercial applications must conform to the requirements of GBMC 17.30. Any R and NB zone uses, including conditional uses are permitted uses subject to the same terms and conditions in the R and NB zones. In addition, the following uses are permitted:
A.
Animal hospitals, veterinary clinics, and kennels when structurally enclosed;
B.
Business, professional offices or studios, including:
1.
Banks, savings and loan institutions, mutual savings banks or their branches, and finance companies or their branches;
2.
Real estate;
3.
Barber, beauty and personal service shops;
4.
Medical, dental and psychiatric clinics.
C.
Beer parlor, bars, taverns, cabarets or any other similar place where alcoholic beverages of any kind are dispensed or sold, provided the use shall not be permitted within four hundred (400) feet of the exterior boundary property line of any public or private school grounds;
D.
Decorating shops;
E.
Retail trade shops or shops for custom work or the making of articles not manufactured by chemical processes, with not more than three (3) persons engaged in at any time in the fabricating, repairing or processing of materials;
F.
Sales rooms or store rooms for motor vehicles and other articles of merchandise;
G.
Fuel service stations, as set forth within GBMC 17.30;
H.
Secondhand stores, provided, that there shall be no outside storage of merchandise;
I.
Telephone exchanges or telegraph offices;
J.
Theaters, dance halls, bowling alleys and similar indoor uses subject to conditions of any applicable city license requirements and, provided further, that no moving picture theater or any structure for the exhibition of moving pictures shall be permitted within three hundred (300) feet of the property line of any public school grounds, nor shall any dance hall, bowling alley, skating rink or other commercial amusement place be permitted within five hundred (500) feet of the property line of any park, school or playground. The distance shall in all cases be measured along street margins and the same produced across street intersections by the shortest route;
K.
Tool sales and rentals, when structurally enclosed;
L.
Department stores;
M.
Gymnasiums, public or private, physical culture schools or studios;
N.
Jewelry stores;
O.
Millinery shops;
P.
Pet shops;
Q.
Electrical, radio, television, fix-it, and minor auto repair shops;
R.
Off-street parking space and private garages;
S.
Accessory uses and buildings normally incidental to the uses permitted in this section;
T.
Print shops;
U.
Day care centers;
V.
Private indoor recreational facilities;
W.
Retail sales including:
1.
Drug stores and pharmacies,
2.
Variety stores and gift shops,
X.
Cultural and educational:
1.
Dancing, music and art centers,
2.
Club and fraternal organizations,
3.
Assembly halls and churches;
Y.
Service:
1.
Drycleaning and laundromats,
2.
Photographic processing shops;
Z.
Hotel, motel, boarding house, or bed and breakfast establishment; provided that:
1.
There are less than fifteen (15) rooms for rent;
AA.
Restaurants and food service establishments;
BB.
Electric vehicle battery charging stations.

Because of their size or impact upon surrounding properties, the following uses may be located only where authorized by a conditional use permit, issuable only after due consideration has been given to the proposed use in relation to the purposes of the comprehensive plan and the welfare of the community. The purpose of this provision is to better protect the higher uses of land and to assist the stabilization of property values and to further the purposes as set forth in Section 17.04.010, statement of purpose:
A.
Group care facility;
B.
Hospitals;
C.
Sanitary landfills or any landfill operations;
D.
Travel trailer courts;
E.
Private outdoor recreational facilities.

Minimum yard requirements shall be as set forth in Section 17.36.050.

Total building area of all buildings shall not exceed fifty (50) percent of the lot area.
