02 - ESTABLISHMENT OF DISTRICTS

17.02.010 - Establishment of districts.

The Village of Hainesville is hereby divided into the following five zoning districts.

A. R-1—Single-Family Detached Residence District

B. R-2—Single-Family Attached/Multifamily Residence District

C. B-1—Commercial/Business District

D. ORD—Office, Research, and Development District

E. AG—Agricultural District

17.02.020 - District purpose statements.

A. R-1—Single Family Detached Residence District. The R-1 District is established to regulate areas of the village primarily consisting of single-family detached homes while also accommodating supportive civic and institutional uses such as schools, parks, and places of worship.

B. R-2—Single Family Attached/Multifamily Residence District. The R-2 District is established to regulate areas of the village primarily consisting of single-family attached homes and multifamily residences while also accommodating supportive civic and institutional uses such as schools, parks, and places of worship.

C. B-1—Commercial/Business District. The B-1 District is established to address the range of business uses in the community which historically have been situated along Illinois Routes 120 and 134 and lying north of the Metra Railroad tracks. The B-1 district is a broad commercial/business classification that allows for a variety of retail, service and office uses to meet the needs of residents throughout the village and surrounding communities. Structures located in this district may vary from small or large freestanding buildings to larger community shopping centers.

D. ORD—Office, Research, and Development District. The ORD District is intended to provide locations for offices, scientific research facilities, and light industrial and manufacturing, including but not limited to, assembly, packaging, light metal fabrication and warehousing conducted within completely enclosed buildings, except off-street parking, off-street loading, and limited outdoor storage of materials and equipment.

E. AG—Agricultural District. The AG District is intended to provide an environment suitable for and limited to those uses, activities, and structures related to agriculture.
