40 - R-2 MULTIPLE-FAMILY RESIDENTIAL DISTRICT
Sections:
The R-2 multiple-family residential district is designed to provide areas for medium and high population density, including:
A.
Areas containing multiple-family dwellings with some single-family dwellings;
B.
Areas which contain single-family dwellings which are centrally located and appropriate for ultimate multiple-family development; and
C.
Open or undeveloped areas where future multiple-family development appears desirable.
In the R-2 district, no building or land shall be used and no building shall be erected or structurally altered except for one or more of the following uses:
A.
Any use permitted in the R-l district except as described in Section 17.36.020(J) of these proposed regulations (farming, truck gardening, orchard, etc.);
B.
Two-family dwellings;
C.
Multiple-family dwellings, apartments and group houses;
D.
Boardinghouses or lodginghouses;
E.
Fraternity and sorority houses, clubs or lodges, those where the chief activity is not carried on as a business;
F.
Hospitals and clinics, not including animal, which meet the standards of Section 17.76.020;
G.
Rest home, nursing home or convalescent home;
H.
Buildings which are necessary to any of the above uses;
I.
Mobile Home Installation Regulations. Individual mobile homes or trailers must meet the following regulations within sixty days after the date that a permit has been issued:
1.
Towing hitch and tongue shall be removed,
2.
Wheels and axle shall be removed,
3.
Unit shall be set on a permanent foundation. "Permanent foundation" means a closed perimeter formation consisting of materials such as concrete, mortared concrete block, or mortared brick extending into the ground below the frost line which shall include, but not necessarily be limited to, cellars, basements, or crawl spaces, but does exclude the use of piers,
4.
Unit shall have a minimum of seven hundred twenty square feet of floor area,
5.
A minimum of one off-street paved parking space shall be provided.

No building or structure shall be erected or altered to exceed eight stories or one hundred feet in height.

Front yard regulations are the same as in the R-l district.
Side yard regulations are the same as in the R-l district, including regulations for corner lots.
Rear yard regulations are the same as in the R-l district.
Every lot for single-family dwellings shall have an area of not less than seven thousand five hundred square feet, except that if a lot of record has less area than herein required, and has been duly platted and recorded on or before the adoption of these proposed regulations in the office of the Recorder of Deeds of Mason County, Illinois, such lot may be used for single-family dwelling.
Lot area requirements for two-family dwellings are the same as for single-family dwellings.
Every lot for multiple-family dwellings shall have an area of six thousand square feet or two thousand square feet per dwelling unit, whichever is greater.
Any use allowed other than a single-family or two-family dwelling shall have a minimum lot area of ten thousand square feet.
Lot width requirements are the same as the R-1 district.
