48 - C-2 HIGHWAY COMMERCIAL DISTRICT2

17.48.010 - Purpose.

The C-2 district is designed to provide and encourage concentrated locations in defined areas along highways and major thoroughfares, of certain retail businesses and services which are automobile-oriented or serve and are dependent on the motoring public.

17.48.020 - Use regulations.

In the C-2 districts no buildings or land shall be used, and no building shall be erected or structurally altered, unless otherwise provided in these regulations, except for one or more of the following uses:

A.

Churches or other places of worship;

B.

Public, parochial and high schools;

C.

Museums, libraries, parks, playgrounds or public recreation areas, and such public buildings as are necessary for health and safety such as fire stations; also, hospitals and clinics, not including animal, which meet the standards of Section 17.76.020;

D.

Public utilities and governmental buildings including substations, regulator stations, pumping stations, disposal or treatment facilities, radio or television transmitters or towers, transmission lines, water filtration plants and storage reservoirs or other similar public service uses.

E.

Any use permitted in the C-l area;

F.

Additional retail and service businesses as follows:

Amusement facilities, skating rinks, bowling alleys, go-kart tracks and miniature golf

Animal hospitals

Auction rooms, except livestock

Automobile car washes

Drive-in eating establishments

Drive-in theaters

Farm equipment sales, open storage, repair, service, and sales

Kennels

Machinery and equipment, open storage, repair, service and sales

Mobile home and trailer sales

Motorcycle sales and service

Nursery stock, greenhouses, and sales

Tire recapping, vulcanizing shops

Tourist courts, cabins or motels

Warehouses, wholesale establishments, except for freight terminals (rail and truck);

G.

Accessory buildings and uses customarily incident to the above uses;

H.

Signs as permitted in Chapter 17.68.

17.48.025 - Conditional uses.

The following conditional uses may be permitted in specific situations in accordance with the procedures outlined in Section 17.24 (Variations) of this title, as appropriate:

Adult-use cannabis dispensing organization.

17.48.030 - Height regulations.

No building or structure shall be erected or altered to exceed eight stories or one hundred feet in height.

17.48.040 - Front yards.

There shall be a front yard having a depth of not less than fifteen feet, except that it needs to be of no greater depth than the average front yard depth established by existing buildings which occupy forty percent or more of the frontage between two intersecting streets, or except when abutting a residential district, R-l or R-2, then the front yard requirement of that district shall apply. Residential lots shall conform to the R-l and R-2 front yard requirement.

17.48.050 - Side yards.

No side yard is required except when the lot abuts a residential district, then the requirements for such abutment of the C-l district shall be met. Residential lots shall conform to the R-l side yard requirement.

17.48.060 - Rear yards.

No rear yard is required except when the lot abuts a residential district, then the requirements for such abutment of the C-1 district shall be met. Residential lots shall conform to the R-l and R-2 rear yard requirement.

17.48.070 - Lot area.

There shall be a lot area of not less than five thousand square feet, except for residential which shall conform to R-l or R-2 lot area requirements, whichever is applicable.

17.48.080 - Lot width.

All lots platted in the C-2 district shall have an average width of not less than fifty feet measured along the building line, except for residential which shall not be less than sixty feet measured along the building line.

17.48.090 - Lot coverage.

The combined building area of the main building and accessory buildings shall not cover more than fifty percent of the total lot area, except for residential which shall not be less than forty percent of the total lot area.
