CHAPTER 17

56 - M-2 HEAVY INDUSTRIAL DISTRICT

17.56.010 - Purpose.

The M-2 industrial district is designed to provide a wide range of manufacturing and other industrial activities, including certain general commercial uses, all of which are compatible with each other. The district is designed to protect nearby residential and commercial districts and to encourage future industrial development through the application of certain prescribed standards.

17.56.020 - Use regulations.

In the M-2 district, no building or land shall be used and no building shall be erected or structurally altered, unless otherwise provided in the municipal code, except for one or more of the following uses; provided, such uses are controlled such that they should never be obnoxious or offensive because of odor, dust, gas, or noise:

A.

Any use permitted as indicated in the M-1 district;

B.

Additional industrial uses as follows:

Dumping, disposal, incineration or reduction of garbage, sewage, offal, dead animals, or refuse, except as regulated by other ordinances and state statutes

Fat rendering

Freight terminals (truck, rail, or water) and railroad yards

Manufacture, compounding, processing, packaging or treatment of products or raw materials, including the storage of raw materials

Open building materials storage or sales yard, including rock, sand, gravel, junk, automobile or vehicle wrecking yard, open fuel storage or sale yard, and salvage yard, provided all materials are screened from view by a six-foot fence, wall, or comparable landscaped screen

Refining of petroleum or its products

Tanneries or the storage or curing of raw, green or salted hides or skins;

C.

Other uses which in the opinion of the Planning Commission are of the same general character as those enumerated in this section. In addition, commercial uses allowed in the C-2 district may be allowed upon review by the Planning Commission;

D.

Accessory buildings and uses customarily incident to the above uses;

E.

Signs as permitted in Chapter 17.68.

17.56.025 - Conditional uses

The following conditional uses may be permitted in specific situations in accordance with the procedures outlined in Section 17.24 (Variations) of this title, as appropriate:

Adult-use cannabis dispensing organization.

17.56.030 - Height regulations.

No building erected or structurally altered shall exceed eight stories or one hundred feet in height, provided, that chimneys, tanks, elevators and other special equipment required for the efficient operation of any lawful use may be erected to a height of two hundred feet.

17.56.040 - Front yards.

There shall be a front yard having a depth of not less than twenty feet.

17.56.050 - Side yards.

A side yard of ten feet is required except when bordering a residential district, then a side yard shall be one hundred feet and such side yard should be landscaped or fenced in a suitable manner to buffer residential uses.

17.56.060 - Rear yards.

A rear yard depth of one hundred feet is required for lots which abut a residential district and such rear yard should be landscaped or fenced in a suitable manner to buffer residential uses. All other rear yards shall be twenty-five feet.

17.56.070 - Lot area.

There shall be a lot area of not less than ten thousand square feet.

17.56.080 - Lot width.

There shall be an average width of not less than one hundred feet measured along the building line.

17.56.090 - Lot coverage.

The combined building area of the main building and accessory buildings shall not cover more than fifty percent of the total lot area.
