60 - W-1 WATERFRONT RECREATIONAL DISTRICT

The W-l district is designed to preserve features of the recreational value along the waterfront in the city. The district intends to provide conditions and regulations for the protection, enhancement, and perpetuation of buildings, structures, areas or places in Havana which have special waterfront value for the general welfare of the public and community.
In the W-l district, no building or land shall be used and no building shall be erected or structurally altered except for one or more of the following uses:
A.
Private recreational facilities which are directed toward waterfront recreational improvements such as boat docks, ramps, boat storage facilities, and other related facilities, and residential facilities for operators;
B.
Commercial activities which are directly related to the waterfront recreation, such as, boat sales and repair, bait and tackle shops, fishing equipment sales, and other commercial activities and uses which in the opinion of the Planning Commission are of the same general character as those enumerated in this section;
C.
Those public improvements and uses which are directed toward waterfront recreational improvements;
D.
Accessory buildings and uses customarily incidental to the above uses.
No building or structure shall be erected or altered to exceed eight stories or one hundred feet in height.

There shall be a front yard having a depth of not less than twenty-five feet.
There shall be a side yard on each side having a width of not less than ten feet.
No rear yard restrictions are required.
There shall be a lot area of not less than ten thousand square feet.
There shall be an average width of not less than one hundred feet measured along the building line.
The combined building area of the main building and accessory buildings should not cover more than fifty percent of the total lot area.
