The M-1 industrial district is designed to provide a limited range of manufacturing and other light industrial activities, including certain general commercial uses, all of which are compatible with each other. The district is designed to protect nearby residential and commercial districts and to encourage future industrial development through the application of certain prescribed standards.
In the M-l industrial district, no building or land shall be used and no building shall be erected or structurally altered except for one or more of the following uses; provided, such uses are controlled such that they should never be obnoxious or offensive because of odor, dust, gas, smoke, noise or vibration:
A.
Light industrial as follows:
Acetylene (the storage of oxygen and actylene in tanks if oxygen is stored in a room separate from acetylene, and such rooms are separated by not less than a one-hour fire resistant wall)
Animal hospitals
Bags and boxes, paper, manufacture of
Barrels, storage of empty barrels
Blacksmith shops
Boat buildings
Bottling plants
Breweries
Cabinet making and carpentry shops
Canvas products, the manufacture of
Cesspool pumping, cleaning, and draining
Cleaning and dyeing establishments, wholesale
Clothing, the manufacture of cloth products, including clothing of all kinds but not tanning
Contractor's equipment yard, including farm equipment and all equipment used in building trades
Dairies
Dog kennels and schools
Draying yards or terminals
Electric appliance assembly
Electrical parts, the manufacture of, the sale at wholesale of, or the storage of, small electrical parts
Electrical substations
Fabricating, other than snap riveting or any process used in bending or shaping which produces any annoying or disagreeable noises
Frozen food process plants
Fruit packing plants
Iron, ornamental iron works but not including a foundary
Leather products, the manufacture of, but not including tanning
Linen and towel supply
Lumberyards
Machine shops and storage yards and repairs
Metals, manufacture of metal, steel, and brass tamps, including hand and machine engraving, metal fabricating, spinning and storage
Moving van storage or operating yards
Optical goods, the manufacture of
Paper products, the manufacture of
Poultry and rabbits, the wholesale and retail sale of poultry and rabbits, including slaughtering and dressing within a building
Produce yards, or terminals
Storage of tractors, buses, contractor's equipment and cement mixers, not within a building
Tire retreading
Tools, the manufacture of
Truck storage or rentals
Veterinary, the consulting office and hospital of a veterinary
Warehouses, storage warehouses
Welders and sheet metal shops
Wood, the manufacture of wood products;
B.
Other uses which in the opinion of the Planning Commission are of the same general character as those enumerated in this section. In addition, commercial uses allowed in the C-2 district may be allowed upon review by the Planning Commission;
C.
Signs as permitted in Chapter 17.68.
The following conditional uses may be permitted in specific situations in accordance with the procedures outlined in Section 17.24 (Variations) of this title, as appropriate:
Adult-use cannabis dispensing organization.

No building or structure shall be erected or altered to exceed eight stories or one hundred feet in height, provided, that chimneys, tanks, elevators and other special equipment required for the efficient operation of any lawful use may be erected to a height of two hundred feet.

There shall be a front yard having a depth of not less than twenty feet.
A side yard of ten feet is required except when bordering a residential district, then a side yard shall be thirty-five feet and such side yards shall be landscaped or fenced in a suitable manner to buffer residential uses.
A rear yard depth of thirty-five feet is required for lots which abut a residential district and such rear yard shall be landscaped or fenced in a suitable manner to buffer residential uses. All other rear yards should be twenty-five feet.
There shall be a lot area of not less than ten thousand square feet.
There shall be an average width of not less than one hundred feet measured along the building line.
The combined building area of the main building and accessory buildings shall not cover more than fifty percent of the total lot area.
