Garages, private. No garage shall exceed an area of 396 square feet, nor outside dimensions of 18 feet in width and 22 feet in length along the base. No garage shall exceed 14 feet in height. No part of any garage shall be located closer than five feet to the rear lot line, two feet to the side lot line, and three feet to any house or dwelling; nor shall said garage encroach upon any easement. No garage shall be located on any lot which cannot provide a paved approach apron which permits the entry of two cars and independently of the maneuverability of the others. Any garage so erected shall be of brick or frame construction with a hip or gable composition roof. The brick or frame siding used shall conform to the color, size, type and design of similar materials of the residential unit located on said lot. Where an existing garage with a garage porch is expanded, the following will be required: fireproof side nearest house, front and rafters, fireproofing shall be of 5/8 inch drywall. All new garages shall comply with the district land use regulations.
