A Single-Family Dwelling District Regulations
§ 22.18 Scope.
The regulations set forth in this article, or set forth elsewhere in this chapter when referred to in this article, are the A Single-Family Dwelling District regulations.
§ 22.19 Permitted uses.

The following uses are permitted in the A Single-Family Dwelling District:
(A)
Single-family dwellings, and accessory uses.
(B)
Home occupations, as defined in this chapter.
(C)
Temporary buildings for uses incidental to construction work, which buildings shall be removed upon completion or abandonment of the construction work, but shall not be in place for more than one year.
(D)
Garages, private. No garage shall exceed an area of 396 square feet, nor outside dimensions of 18 feet in width and 22 feet in length along the base. No garage shall exceed 14 feet in height. No part of any garage shall be located closer than five feet to the rear lot line, two feet to the side lot line, and three feet to any house or dwelling; nor shall said garage encroach upon any easement. No garage shall be located on any lot which cannot provide a paved approach apron which permits the entry of two cars and independently of the maneuverability of the others. Any garage so erected shall be of brick or frame construction with a hip or gable composition roof. The brick or frame siding used shall conform to the color, size, type and design of similar materials of the residential unit located on said lot. Where an existing garage with a garage porch is expanded, the following will be required: fireproof side nearest house, front and rafters, fireproofing shall be of 5/8 inch drywall. All new garages shall comply with the district land use regulations.
(E)
Tool sheds. One tool shed shall be permitted on a lot, with an area not to be less than seven feet by five feet and not exceeding a maximum of 10 feet by 12 feet nor eight feet six inches in height. Sheds shall be of metal or wood frame and have siding bolted to a concrete slab, with a minimum of four inches poured concrete floor on undisturbed solid or solid compact fill with the top slab three inches above grade. Sheds shall not be attached to any existing building or structure and shall be located on the premises or lot not less than five feet from the rear lot and not less than two feet from the side lot lines. A tool shed is permitted to be erected where a garage is constructed on the premises or where a garage is subsequently erected thereon.

Editor’s Note: Section 2 of this ordinance stated that pursuant to § 22.45 of the Hometown Zoning Ordinance, the lawful use of any building existing at the time of the adoption of this ordinance may be continued, although such use does not conform with the provisions hereof. The remaining provisions of Article 13, Nonconforming Uses, of the Hometown Zoning Ordinance shall govern the status of any legal nonconforming use.
§ 22.19.1 Special uses.

The following uses, be them principal or as an accessory use, shall be considered special uses in the A Single-Family Dwelling District and shall not be developed or used without a special use permit:
(A)
Parks, playgrounds and community and municipal buildings owned or operated by public agencies.
(B)
Public libraries.
(C)
Public and parochial schools, elementary, high, or college.
(D)
Churches, temples and places of worship.

§ 22.20 Parking regulations.
(A)
Every dwelling hereafter erected shall provide one off-street automobile parking space, provided that no such space shall be permitted in a required front yard.
§ 22.21 Height regulations.
(A)
No building, including room additions, shall exceed two stories or 25 feet in height as measured from the finished first floor of the building as originally constructed to the top of the highest ridge.
(B)
No portion of an upper-story addition shall extend closer to an existing front wall than 50% of the depth of the original building.
(C)
Second-story additions shall have a roof pitch not less than a three-inch rise for each twelve-inch horizontal measurement.
(D)
One-story buildings and additions shall have a minimum pitch of three inches in 12 inches and a maximum pitch of five inches in 12 inches.
§ 22.22 Yard areas.
(B)
Side yards.
(1)
Interior lots. In the A Single-Family Dwelling District, any building or structure, or parts thereof hereafter erected, and any residence erected or relocated in all other districts shall be provided with an open space or yard at least 10 feet wide along each line of the building plot which is a side line of either the plot used or plot adjoining.
(2)
Corner lots: ten-foot side yards at a line contiguous with an adjoining lot and at a line contiguous with the street that is equivalent to 25% of the mean lot width.
(3)
Exceptions:
(a)
Incidental or accessory buildings need not provide any such side yards, except no such building shall exceed a distance of 15 feet from the original building.
(b)
Steps, open terraces and underground structures.
(c)
Eaves, chimneys, bay windows and other ordinary building projections may extend into the required yards, but not more than 18 inches.
(d)
Fences, hedges and shrubbery, provided that such obstructions located on land at a road or street corner within the vision triangle provided by the required building setback and side yard shall preserve clear view between points four feet above the crown of each intersecting roadway.
(C)
Rear yard: not less than 19 feet between the main building and rear lot line.
§ 22.22.1 Height regulations.

(A)
No building, including room additions, shall exceed two stories or 25 feet in height as measured from the finished first floor of the building as originally constructed to top of highest ridge.
(B)
A second story addition may extend from the original building's front wall to rear wall.
(C)
One-story buildings and additions shall be a minimum pitch of three inches for each twelve-inch horizontal measurement and a maximum pitch of five inches for each twelve-inch horizontal measurement.
§ 22.23 Lot area and width.
Every dwelling hereafter erected, enlarged, relocated or reconstructed shall provide a lot area of not less than 4,000 square feet and lot width not less than 40 lineal feet.
§ 22.24 Maximum lot coverage. [1]
No dwelling with its accessory structures, including garages or sheds, shall occupy in excess of 35% of the usable lot area, except that a greater percentage, to a maximum of 40% of the usable lot area, may be allowed on those lots of more than 4,000 square feet in area when the plan provides for a free court of at least three feet between the main dwelling and the accessory structure.
