Open space and structural dimensions.
(a)
In each zone district, each structure hereafter erected or altered shall observe the height, area and yard requirements as provided on the following schedule:

Front yard requirements and building height limitations for uses in the M-2A and M-2B districts shall comply with the following formula. Building height requirements in an M-2A and M-2B district shall only be applied to a graduated formula which relates vertical building height to the horizontal front yard setback. In all instances, a graduated front yard setback and building height requirement of a 1:1 ratio would be required. The ratio of 1:1 shall apply to buildings which exceed a 40 foot height limitation, while also maintaining the minimum 25 front yard setback. The building height requirement shall not apply to buildings which do not directly adjoin a developed city street.
(2)
For residential use in residential districts where lot frontage is on a cul-de-sac, the minimum requirement for lot frontage shall be 40 feet so long as minimum lot area exceeds 9,000 square feet.
(3)
In addition to the dimensional requirements stated in this section, and elsewhere in this chapter, Airport Zoning Regulations must be adhered to.
(4)
For residential uses in C-1A or C-2A districts, the lot area per unit in the R-2A district must be observed.
(5)
For residential uses in C-1B or C-2B districts, the lot area per unit in the R-2B district must be observed.
(b)
No yard or lot area required for a building or structure, shall during the life of that building or structure, be occupied by or counted as yard or lot area for another building or structure.
(c)
Accessory buildings in all districts may be placed with minimum rear and interior side yards of four feet, provided that no portion of the structure shall extend or overhang within two feet of a lot line. Front and corner side yards required of the principal building must be observed by the accessory building.
(d)
In R-1A, R-1B, R-2A and R-2B districts, the maximum size of an accessory building shall be 1,200 square feet with a maximum height of 18 feet.
(e)
For any residential dwelling, the minimum total floor area shall be no less than 900 square feet.
