COMMERCIAL DISTRICT

§ 27-701 C Commercial District.

1. 
Intended Purpose. The Commercial District is intended to provide areas for the erection of buildings and the use or occupancy of lots for retail, commercial and transient residential uses for the convenience, regular needs, major business and shopping functions of the Township and the transient public.
2. 
Principal Permitted Uses.
After-hours clubs
Amusement arcades
Animal husbandry, commercial (§ 27-1203, Subsection 5)
Antennas mounted on an existing public utility transmission tower, communications equipment buildings, existing building or other existing structure subject to § 27-1210
Art and craft studios
Auction houses
Automobile rental operations
Banks
Bed-and-breakfast inns (§ 27-1204)
Billiard halls
Bus shelters
Business offices
Business services
Car washes
Clubs/lodges, private (§ 27-1208)
Colleges
Conference centers
Conservation subdivision design, as permitted by Subpart 13A*

3. 
Accessory Uses. Customary accessory uses and buildings incidental to any of the uses allowed in the C District, including:
A. 
Animal husbandry, home use (§ 27-1203, Subsection 5).
B. 
Decks and porches.
C. 
Family day care homes (§ 27-1213).
D. 
Garages and carports.
E. 
Home occupations (§ 27-1004).
F. 
No-impact home-based businesses (§ 27-1003).
G. 
Off-street parking required by § 27-1005.
H. 
Raising of garden crops for domestic purposes, and the occasional or casual sale of products therefrom.
I. 
Signs permitted in the C District by Part 17.
J. 
Solar energy systems, accessory (§ 27-1007).
K. 
Storage buildings, greenhouses, swimming pools accessory to the principal use.
L. 
Wind energy systems, accessory (§ 27-1007).
M. 
Other customary uses and buildings, provided that such uses are clearly incidental to the principal use.

Height Requirements.

Principal structures: 3 stories, but no more than 38 feet; the maximum height limit may be increased to 5 stories, but no more than 50 feet, provided that each minimum building setback is increased in size 1 foot for each additional 1 foot of building height over 38 feet
Accessory structures: 1.5 stories, but no more than 25 feet
