ARTICLE 11

- M-2 GENERAL INDUSTRIAL DISTRICT

Sec. 11-1.- Statement of intent.

This district is established to promote the economic development of the town through the provision of desirable employment and enlargement of the tax base.

Sec. 11-2. - Uses permitted.

Structures to be erected and land to be used shall be for one of the following uses:

a.

Any use permitted in the light industrial district (M-1).

b.

Manufacture, compounding, processing, packaging or treatment of such products as bakery goods, candy, cosmetics, dairy products, drugs, perfumes, pharmaceuticals, perfumed toilet soap, toiletries and food products.

c.

Manufacture, compounding, assembling, recycling or treatment of articles of merchandise from the following previously prepared materials: bone, cellophane, canvas, cloth, cork, feathers, felt, fiber, fur, glass, hair, horn, leather, paper, plastic, precious or semiprecious metals or stones, shell, straw, textiles, tobacco, wood and paint.

d.

Manufacture of pottery and figurines or other similar ceramic products, using only previously pulverized clay, and kilns fired only by electricity or gas.

e.

Manufacture of musical instruments, toys, novelties and rubber and metal stamps.

f.

Public utility generating, booster or relay stations, transformer substations, transmission lines and towers and other facilities for the provision and maintenance of public utilities, including railroads and facilities, and water and sewerage installations.

g.

Bulk storage of petroleum products in excess of 50,000 gallons for sale to others.

h.

L.P.G. storage in excess of 18,000 gallons or distribution for sale to others.

Sec. 11-3. - Accessory uses allowed.

a.

Accessory uses allowed and as regulated in the light industrial district (M-1).

b.

Roof mounted solar panels and/or solar array systems of 100 kW or less are permitted by right, and with zoning permit issued by the Town of Kenbridge.

c.

Solar panels and/or solar arrays not mounted on a roof of a primary residence, dwelling or building of a business with a conditional use permit.

Sec. 11-4. - Required conditions.

a.

The uses permitted in this district shall be those uses which are generally dependent upon raw materials first processed elsewhere.

b.

In addition to any other requirements of this ordinance, the uses permitted under this article shall be located at least 200 feet from any residential district and at least 100 feet from any business district and shall be effectively screened therefrom by appropriate solid fencing or planting or natural conditions.

c.

Where [subsection b. of this section] does not apply, all buildings shall observe front and corner side yards of 90 feet and side and rear yards of 30 feet except that where the yards are adjacent to a railroad siding, no yard shall be required. Also, one foot shall be added to each yard for each three feet that the building height adjacent thereto exceeds 40 feet or three stories, whichever is less.
