- R-6 RESIDENTIAL DISTRICT
This district consists of basically high density residential areas, and the following regulations are established to stabilize and protect the basic characteristics and amenities of the district; to promote and encourage a suitable environment for family life where there are children and prohibit all activities of a commercial nature. To these ends development will be limited to residential development and certain public and semi-public uses that will serve the residents of the districts.
Structures to be erected or land to be used shall be for one of the following uses (see section 4-8):
a.
Single-family dwellings.
b.
Two-family dwellings.
c.
Multiple-family dwellings.
d.
Mobile homes.
e.
Churches and other places of worship, including parish houses and Sunday Schools, but not including temporary revival tents.
f.
Public schools, colleges, libraries and museums.
g.
Publicly operated parks, playgrounds and athletic fields, including buildings and facilities customarily appurtenant thereto.

a.
Private garages, garden, tool and storage buildings, boat houses, piers and docks.
b.
Home occupations.
c.
Swimming pools and adjoining deck areas, provided that they are entirely enclosed with a security type fence or wall not less than four feet in heights, and provided that no swimming pool wall shall be located within six feet of an adjacent lot in a residential district nor in a required front or corner side yard.
d.
Temporary buildings or trailers devoted to purposes incidental to construction activities taking place on the premises, provided that such buildings or trailers shall be removed upon completion or abandonment of such work.
e.
Propagation and cultivation of crops, flowers, trees and shrubs which are not offered for sale.
f.
Roof mounted solar panels and/or solar array of 20 kW or less with panels facing away from the road are permitted by right, and with zoning permit issued by the Town of Kenbridge.
g.
Solar panels and/or solar arrays not mounted on a roof of a primary residence, dwelling or building of a business with a conditional use permit.

a.
Lot area. Each primary structure together with its accessory structures, hereafter erected shall be located on a lot having an area of not less than 7,000 square feet and a width of not less than 50 feet, provided further that for multiple-family dwellings 1,000 square feet of lot area shall be added for each dwelling unit more than one.
b.
Percentage of lot coverage. All buildings, including accessory buildings, on any lot shall not cover more than 30 percent of the area of such a lot.
c.
Front yard. Each lot shall have a front yard having depth of not less than 25 feet.
d.
Side yard. Each lot shall have two side yards having a total depth not less than 20 feet and no one side yard shall be less than ten feet, provided further that no two groups of attached dwelling units shall be closer to each other than 20 feet.
e.
Corner side yard. Each corner side yard shall not be less than 35 feet.
f.
Rear yard. Each lot shall have a rear yard not less than 25 feet in depth.
g.
Mobile homes. All mobile homes shall be installed on permanent masonry foundations. Any double wides or modular homes must have a roof pitch of not less than 5/12.
