165.11 A

AGRICULTURAL DISTRICT.

The A Agricultural District is intended to provide regulations for land situated on the fringe of the urban area that is used primarily for agricultural purposes, but which will be undergoing urban development in the near future.  Many tracts in this district will be in close proximity to developing residential, commercial, or industrial uses.  The purpose of this district is to restrict the permitted uses to those which are compatible with both agricultural uses and the developing residential, commercial, or industrial use.
   1.   Principal Uses Permitted.  Property and buildings in an A Agricultural District shall be used only for the following purposes:
      A.   Agricultural crops only. 
      B.   Other agricultural uses, see Subsection 2 of this section.
   2.   Special Exceptions.  The following special exceptions may be applied for pursuant to Section 165.21(4) of this chapter.  The Board of Adjustment may approve, deny, or table an application in accordance with provisions contained therein:
      A.   Public utilities.
      B.   Cemetery or mausoleum.
   3.   Bulk Regulations.  Height regulations, lot area, frontage and yard requirements shall be regulated as specified in Section 165.09(21).
   4.   Sign Regulations.  Sign regulations shall be as specified in Section 165.18.
   5.   Farm Animals.  No owner or operator of a farm or feedlot shall keep, graze, or confine more than five head of cattle or hogs per acre unless the property devoted thereto contains more than 10 acres; and any feed bins or confinement barns must be at least 1,000 feet back from the outside property lines in all directions.  Farming within the City not meeting the foregoing area requirements is limited to crop and tree farming and horticulture, including truck gardening, plant nurseries, and orchards.
