The ML Light Industrial District is intended primarily for the conduct of manufacturing, assembling, and fabrication. It is designed to provide an environment suitable for industrial activities that do not create appreciable nuisances or hazards. The uses permitted in this district make it most desirable that they be separated from residential uses.
1. Principal Uses Permitted. Property and buildings in an ML Light Industrial District shall be used only for the following purposes:
B. Cleaning and dyeing plants.
C. Creamery and/or dairy processing plant.
D. Truck or bus garage and repair shop.
E. Farm implement sales, service, repair and assembly.
F. Freight terminal and grain elevator.
G. Building material sales and storage.
H. Wholesaling and warehousing.
J. Automobile body repair and paint shop.
M. Light manufacturing and assembly plants.
N. Consignment and auction sales operations having no more than four public sales per month, but excluding the sale of livestock, fish, fowl, or animals of any kind.
O. Brick and clay products and central mixing and proportioning plant.
P. Concrete products and central mixing and proportioning plant.
Q. Flour, feed and grain milling and storage.
R. Tool and die shops, and machine shops.
S. Structural iron and steel fabrication.
T. Machinery manufacture.
V. PVC products manufacturing.
W. Cleaning and dyeing plants.
X. Accessory uses and buildings which are customarily incidental to the above stated permitted uses and including temporary buildings used in conjunction with construction work, provided such buildings are removed promptly upon completion of the construction work.
2. Special Exceptions. The following special exceptions may be applied for pursuant to Section
165.21(4). The Board of Adjustment may approve, deny or table an application in accordance with provisions contained therein:
A. Contractor’s shop and storage yard enclosed by presentable solid fence eight feet high.
B. Animal pound or kennel.
C. Carnivals, circuses, fairs, road shows.
D. Radio and television broadcasting tower or station.
E. Accessory uses and buildings which are customarily incidental to the above stated permitted uses and including temporary buildings used in conjunction with construction work, provided such buildings are removed promptly upon completion of the construction work.
3. Bulk Requirements. Height regulations, lot area, frontage, and yard requirements are specified in Section
165.09(21).
4. Sign Regulations. Sign regulations shall be as specified in Section
165.18.
