Rural Residential District

17.65.010 Description and intent.

The RR rural residential zoning district is established for the purpose of providing opportunities for large lot, low-density, residential land uses, and to specifically prohibit commercial and industrial land uses. [Ord. 89-31-O §2, 1989. Formerly §17.16.010].

17.65.020 Permitted principal uses and structures.

The following land uses and activities are permitted in the rural residential district:

A. Single-family dwellings;

B. Homestay, vacation home, and bed and breakfast;

C. Hoop houses;

D. Agricultural buildings and activities; and

17.65.040 Conditional uses.

The following land uses may be permitted by obtaining a conditional use permit in accordance with Chapter 17.200 KIBC:

A. Firework stands;

B. Recreational vehicle parks; and

17.65.050 Minimum lot area and width requirements.

A. The minimum lot area required is 40,000 square feet.

B. The minimum lot width is 120 feet. [Ord. 89-31-O §2, 1989. Formerly §17.16.050].

17.65.060 Maximum lot coverage for structures.

A. The maximum lot coverage allowed by the total of all structures is 15 percent of the lot area.

B. For this district, the maximum lot coverage allowed by the total of all accessory structures is five percent.2 [Ord. 89-31-O §2, 1989. Formerly §17.16.060].

17.65.070 Maximum height of structures.

A. The maximum height limit for residential structures is 35 feet.

B. The maximum height for other structures is contained in additional code regulations that apply to those structures. [Ord. 89-31-O §2, 1989. Formerly §17.16.070].

17.65.080 Setbacks from property lines.

A. Front Yard. The minimum front yard required is 25 feet.

B. Side Yard. The minimum side yard required is 15 feet.
