- OFFICIAL ZONING MAPS
A.
Official zoning map adopted: The zoning and overlay district boundaries established by this chapter shall be determined and defined by adoption of official zoning map(s) that depict these boundaries along with supporting narrative.
B.
Conformity with regulations: Unless otherwise noted in this chapter, land uses shall conform with regulations set forth for the zoning districts in which the land or premises are located. Additionally, the erecting, alteration or use of buildings or structures shall conform to the regulations set forth for the zoning or overlay district in which the building or structure is located.
C.
Clarification of ambiguous zoning district or overlay boundaries: Where uncertainty exists with respect to zoning district or overlay boundaries as depicted on the official zoning maps the following prescriptions shall apply:
1.
Where district boundaries are indicated as approximating the centerline of street lines, highway right-of-way lines, streams, lakes or other bodies of water, the centerline shall be construed to be the boundary.
2.
Where district boundaries indicate an approximation of a lot line, the lot line shall be construed to be the boundary line.
3.
Where district boundaries indicate an approximation parallel to a street or highway centerline or right-of-way line the district boundaries shall be construed as being parallel thereto and at distances indicated on the official zoning maps. If the alignment of a boundary is in doubt, the city's geographic information systems (GIS) manager shall assess and determine the boundary alignment.
4.
Where the boundary of a district follows a railroad line, the boundary shall be deemed to be located in the middle of the main track of the railroad line.
