08. - DEFINITIONS
Sections:
For the purpose of this title, certain words or terms used herein shall be defined as follows:
"Accessory use" means a use customarily incidental to the use of a building and including:
1.
Structures and uses (such as private garages and sheds) customarily incidental to and on the same lot with a permitted use;
2.
Customary home occupations (such as offices of a physician, engineer or other professional person, dressmaking shop, beauty shop, barber shop, radio repair shop or similar repair shop) incidental to a permitted use; provided such occupations are conducted in the main building and are conducted only by one person who is a resident in said building;
3.
A garage or parking space for not more than three automobiles plus one automobile for each family in excess of three; provided that, except on a farm, storage of only one commercial automobile shall be permitted;
4.
The sale of produce raised only on the premises;
5.
The taking of lodgers and tourists; provided not more than 20 percent of the main building or individual dwelling unit in residence A zones and 80 percent in residence B zones is used for this purpose;
6.
Advertising signs pertaining only to the lease, sale or use of a lot or building on which they are placed and not exceeding a total area of 12 square feet; provided that on a lot occupied by a dwelling, there may be for each family housed no more than two signs with a total area of not more than two square feet pertaining to the use of such building or bearing a name and the designation of any authorized occupations. All other signs are prohibited.
"Front building line" means the line fixed by the front yard requirement; a line beyond which the front of the building may not extend.
"Front yard" means a yard extending across the front of a lot between the side yards and being the minimum horizontal distance between the street line and the building or any projection thereof, other than steps, unenclosed balconies, or unenclosed porches or porte cocheres.
"Height of building" means the vertical distance from grade elevation to the highest point of the building. In measuring height, a habitable basement or attic shall be counted as a story; provided that a story in a sloping roof, the area of which story at a height four feet above the floor does not exceed two-thirds the floor area of the story immediately below it and which does not contain an independent apartment, shall be counted as a half story.
"Lot width" means the horizontal distance between the side lot lines, measured along the front building line.
"Main building" means a building in which is conducted the main or principal use of the lot on which said building is located.
"Rear yard" means a yard extending across the rear of a lot between the side lot lines and being the minimum horizontal distance between the rear lot line and the building or any projection thereof, other than steps, unenclosed balconies, and unenclosed porches.
