16. - RESIDENCE A DISTRICTS
Sections:
Within all residence A districts, the following provisions shall apply:
A.
Uses permitted: Detached one-family dwelling; dwelling house for not more than two families in any one detached building or attached group of buildings; single unit garage apartment in rear yard only when minimum front, rear and side lot line clearances are met and garage apartment occupies not more than 30 percent of rear yard area; church; school offering general educational course; library; general purpose farm; garden; nursery; private club not conducted for profit; municipal use; accessory use;
B.
Uses subject to board of adjustment: Hospital; convalescent home; sanitarium; institution; philanthropic use; public utility;
C.
Uses prohibited: All uses not specifically permitted herein or permissible on appeal;
D.
Building height permitted: Not more than two and one-half stories or 35 feet;
E.
Front yard depth required: 30 feet;
F.
Front yard width required: Seven feet for main buildings; three feet for unattached one-story buildings of accessory use;
G.
Rear yard depth required: Five feet for main buildings; three feet for unattached one-story buildings of accessory use;
H.
Lot width required: 60 feet for one-and two-family dwellings;
I.
Lot area required: 7,200 square feet for one-family dwelling; 8,400 square feet for a two-family dwelling;
J.
Parking: See Section 17.12.030;
K.
Corner lots: Provided that for corner lots the rear yard shall have a depth of not less than 30 feet and the side yard on the street side shall have a width of not less than ten feet; and provided, further, that on corner lots no accessory building may be nearer than 30 feet to the street line. Provided, however, that wherever a corner lot of official record at the time of enactment of the ordinance codified in this title has a width of less than 60 feet, no accessory building may be nearer than 20 feet to the street line.
