MH-1 MANUFACTURED

HOUSING DISTRICT

§ 154.125 DISTRICT DEFINED.

   The MH-1 Manufactured Housing District encompasses areas suitable for both single-family dwellings and multi-family dwellings as well as related educational, religious, and recreational facilities.

§ 154.126 LOT OWNERSHIP.

   (A)   All manufactured housing units located outside an approved manufactured home park shall be located on property owned by the owner of the manufactured housing unit. All units shall meet the Housing and Urban Development Federal Code, known as the “National Manufactured Home Construction and Safety Standards, being 24 C.F.R. pt. 3280.”
   (B)   All units outside of a manufactured home park shall be no more than five years old when placed on said lot (see Chapter 151).

§ 154.127 LOT AND BUILDING REQUIREMENTS, GENERALLY.

§ 154.128 PERMITTED USES.

   The following uses shall be permitted in the MH-1 Manufactured Housing District:
   (A)   Any use permitted in the SR-1 District (Section 40-4-24);
   (B)   Prefabricated homes; and
   (C)   Solar ground- and roof-mount.

§ 154.129 SPECIAL USES.

   The following uses may be allowed in the MH-I District by special use permit in accordance with § 154.083:
   (A)   Community solar gardens;
   (B)   Home occupations, but only in conformity with the requirements of § 154.193;
   (C)   Immobilized manufactured homes on individual lots and modular homes, provided said units conform to all applicable requirements of this code of ordinances (see Chapter 151);
   (D)   Manufactured home parks in conformity with this chapter and Chapter 151;
   (E)   Quick shops; and
   (F)   Utility substations.

§ 154.130 MANUFACTURED HOME PARKS.

   All manufactured home parks shall be established in conformity with the requirements of this section.
   (A)   Minimum lot size, setback requirements.
      (1)   No manufactured home park shall be located on a tract less than five acres in area.
      (2)   No manufactured home park shall be developed on any tract that is less than 250 feet in both width or depth.
      (3)   No part of any manufactured home or other structure in any manufactured home park shall be situated closer than 25 feet to any boundary line of the park.
      (4)   No structure in any manufactured home park shall be more than 35 feet in height.
   (B)   Spacing of manufactured homes.
      (1)   Every manufactured home space shall meet the following requirements:
         (a)   Minimum area: 7,500 square feet;
         (b)   Minimum width: 50 feet; and
         (c)   Minimum depth: 100 feet.
      (2)   Manufactured homes within any park shall be placed so that no part of any manufactured home is closer than:
         (a)   Ten feet to any park street;
         (b)   Twenty-five feet to any boundary line of the park; or
         (c)   Twenty feet to any part of any other manufactured home or structure.
