CHAPTER 14

ORT OFFICE/RESEARCH PARK AND TECHNOLOGY DISTRICT

11-14-1: PURPOSE; GENERAL DESCRIPTION:

The office/research park and technology district is intended to provide for large attractively landscaped low density sites primarily along an interstate or expressway corridor. The area is appropriate for regional and/or national businesses and offices, including research activities and some specialized unobjectionable ultralight industrial activities which take advantage of the transportation corridor but are low intensity and sufficiently restricted to be compatible with adjacent residential and commercial development. This may include manufacturing, processing, packaging, assembly or treatment of finished or semifinished products from previously prepared materials. This district is intended to have a green/open space atmosphere conducive to quality development with the preservation of significant natural features. No outdoor storage is allowed in this district, and all operations must be in an enclosed building. (Ord. 1301, 3-15-2004)

11-14-2: PERMITTED PRINCIPAL USES:

Bank.
Childcare center.
Computer manufacture, electronic assembly.
Convention center, assembly hall, display hall, or similar use.
Custom cabinet shop.
Custom drapery manufacture.
Data processing and computer centers including computer programming and software development, training, and service and maintenance of electronic data processing equipment.
Essential public services.
Hospital.
Hotel/motel.
Laboratories for research, development, and testing of medical, optical, dental and pharmaceutical products.
Mattress manufacture with retail activities.
Medical clinic.
Museum.
Offices for the following occupations: executive, administrative, professional, accounting, writing, clerical, drafting, sales and engineering, excluding medical and dental offices.
Post office.
Printing, publishing, duplicating and photographic processing.
Processing and assembly of engineering, laboratory, scientific, and research instruments and associated equipment.
Prosthetic manufacture.
Radio/television station.
Research and development, technical training and related activities for industrial, scientific and business enterprises, and design of pilot or experimental products.
Restaurant, excluding drive-in or drive-through.
Trade or industrial schools, personnel training center.
Any other similar uses deemed to be consistent by the zoning officer. (Ord. 1301, 3-15-2004; amd. Ord. 1523, 9-7-2010)

11-14-3: PERMITTED ACCESSORY USES:

Bar/cocktail lounge incidental to a hotel/motel and/or restaurant.
Childcare center when accessory to a permitted principal use.
Convention center, assembly hall, display hall, or similar use when accessory to a hotel/motel.
Manufacturing when accessory to a permitted principal use.
Residence of caretaker or security personnel.
Retail business intended to serve the permitted uses within the district and not dependent upon direct visits of retail customers.
Other uses incidental to a permitted principal use. (Ord. 1301, 3-15-2004)

11-14-4: SPECIAL USES:

The following uses may be allowed as special uses only upon approval by the village board after public hearing and recommendation by the planning commission. See chapter 3, article A of this title for special use permit application procedures.
Parking lots, public or private.
Any other uses deemed to be consistent. (Ord. 1301, 3-15-2004; amd. Ord. 1523, 9-7-2010)

11-14-5: PROHIBITED USES:

Adult uses.
Auto salvage yard.
Auto service station.
Disposal or storage of toxic waste.
Freight terminal.
Miniwarehousing.
Outdoor advertising, off the premises.
Residential except as noted.
Restaurant, drive-in.
Retail except as noted. (Ord. 1301, 3-15-2004)

11-14-6: LOT AREA AND YARD REQUIREMENTS:

The following minimum requirements shall be observed for both primary and accessory buildings along with buffer yard requirements as described in section 11-22-3 of this title. No accessory building shall be located in a front yard.
