CHAPTER 6

ZONING DISTRICTS AND MAP

11-6-1: CLASSES OF DISTRICTS:

For the purpose of this title, the village is hereby divided into classes of districts as follows:
AG-1
Agricultural preservation district
AG-2
General agricultural district
SE-1
Suburban estates low density district
SE-2
Suburban estates medium density district
R-1
One-family residence district
R-2
One-family residence district
R-3
One- and two-family residence district
R-4
One- to six-family residence district
R-5

11-6-2: DISTRICT BOUNDARIES; ZONING MAP:

The boundaries of the districts enumerated in section 11-6-1 of this chapter are hereby established as shown on a map entitled "Zoning Map, Village Of Milan, Illinois", hereinafter referred to as the "zoning map", which is hereby made a part of this title (see exhibit A attached to the ordinance codified herein). The district boundary lines on said map are intended to follow lot lines, the centerlines of streets or alleys, the centerlines of streets or alleys projected, railroad right of way lines, or the corporate limit lines, all as they existed at the effective date hereof; but when a district boundary line does not clearly coincide with lot lines, it shall be determined by scaling. 11-6-3: DIVIDED LOTS:

Where a district boundary line divides a lot which was in single ownership and of record at the effective date hereof, the use authorized on and the other district requirements applying to the less restricted portion of such lot is more than fifty feet (50') beyond said dividing district boundary line, such less restricted use shall be limited to the portion of the lot lying beyond fifty feet (50') of said boundary line. 11-6-4: INTERPRETATION OF BOUNDARY LOCATIONS:

Questions concerning the exact location of district boundary lines shall be determined by the zoning board of appeals according to the rules and regulations which it may adopt. (Ord. 1301, 3-15-2004)

11-6-5: CLASSIFICATION OF ANNEXED TERRITORY:

All territory which may hereinafter be annexed to the village shall be classed automatically to the R-1 one-family residence district within the general land use classification, or shall have been changed by amendment of this title as provided hereunder, or as provided in a preannexation agreement as part of the annexation process.
