Residential Low-Density RL District

Sec. 12-8-10.- Purpose.

The Residential Low-Density (RL) District is comprised of areas which provide for residential development of one-unit dwelling areas in the community plus certain open space areas where similar residential development appears likely to occur.

Sec. 12-8-40. - Lot size.

Lot area and width requirements in the RL District are shown on Table 12-6 below.

Sec. 12-8-50. - Setback requirements.

(a)

Setback requirements in the RL District are shown on Table 12-6 above and Diagram 12-C below.

(b)

The following exceptions to the front setback requirement for a dwelling are authorized for a lot in the RL District:

(1)

If there are dwellings on both abutting lots with front setbacks of less than the required depth for the district, the front setback for the lot need not exceed the average front setback of the abutting dwellings.

(2)

If there is a dwelling on one (1) abutting lot with a front setback of less than the required depth for the district, the front setback for the lot need not exceed a depth one halfway between the depth of the abutting lot and the required front setback depth.

Sec. 12-8-60. - Lot coverage.

Lot coverage requirements in the RL District are shown on Table 12-6 above. Lot coverage shall be measured to include the footprint of buildings. Only the first floor square footage in structures of two (2) or more stories shall be included when calculating lot coverage.
