ARTICLE XI

R-3 Higher Density

§ 475-81 District purpose.

This district applies to areas within the Borough where higher-density residential development already exists or could be located in the future without conflicting with other land uses. Townhouse and other more intensive type of housing units are encouraged in this district.

§ 475-82 Permitted uses.

A. 
Townhouse/garden apartment.
B. 
Multifamily.
C. 
Residential accessory.
D. 
Sign.
E. 
Satellite antenna dish.
F. 
Garage sale.
G. 
Swimming pools.

§ 475-83 Area and dimensional requirements.

A. 
Required tract area: 2,000 square feet per unit.
B. 
Density: 12 units per acre.
C. 
Maximum building coverage: 50%.
D. 
Minimum yard requirements:
(1) 
Front yard depth: 25 feet.
(2) 
Side yard depth (combined): 15 feet. (Minimum: six feet.)
(3) 
Rear yard depth: 25 feet.
E. 
Building height limit: 40 feet.
F. 
Minimum lot width: 100 feet.

§ 475-84 Off-street parking, loading areas and access drives.

Off street parking and loading space and motor vehicle access shall be provided in accordance with the provisions of Article VIII, Off-Street Parking, and Article III, General Regulations, of this chapter.
