ARTICLE IX

R-1 Residential - One-Family Detached

§ 475-71 District purpose.

This district is intended for application to the areas already undergoing residential development. Primarily residential in nature, the regulations promote and encourage a suitable neighborhood environment by allowing only single-family development and certain compatible nonresidential uses.

§ 475-72 Permitted uses.

One-family detached.

Place of worship.

Recreation facility (public).

Library or museum.

Funeral home/mortuary.

Satellite antenna dish.

§ 475-73 Conditional uses.

A. 
Public school.
B. 
Private school.
C. 
Nursery school.
D. 
Recreation facility (private).
E. 
Day-care center.

Public utility facility.

Home occupation.

§ 475-74 Area and dimensional requirements.

A. 
Required lot area: 5,000 square feet.
B. 
Maximum building coverage: 30%.
C. 
Maximum impervious coverage: 60%.
D. 
Minimum yard requirements (all uses):
(1) 
Front yard depth: 20 feet. (See also § 475-11).
(2) 
Side yard depth (combined): 16 feet. (Minimum one side: 6 feet.)
(3) 
Rear yard depth: 30 feet.
E. 
Building height limit: 35 feet.
F. 
Minimum lot width: 50 feet.

§ 475-75 Off-street parking.

Off-street parking shall be provided as required in Article VIII, Off-Street Parking, and Article III, General Regulations, of this chapter.
