LI LIGHT INDUSTRIAL

§ 27-1101 Intent.

To provide for a variety of commercial and certain industrial uses and activities in areas that will be both suitable for the proposed use and compatible with the community.

§ 27-1102 Uses by Right.

1. 
The following are the permitted uses of land and buildings in the Light Industrial District:
A. 
Uses permitted by right in the GC District.
B. 
Wholesale or distribution business.
C. 
Warehouse or storage enclosed within a building.
D. 
Laboratory for research, testing and development.
E. 
The assembly, fabrication or compounding of products from materials previous manufactured or processed.
F. 
Printing or publishing establishment.
G. 
Vocational or business school.
H. 
Accessory buildings and uses customarily incidental to the above when located on the same lot.
I. 
Uses which, in the opinion of the Borough Council, are of the same general character as the above uses, and which will not be detrimental to the intended purposes of this chapter.
J. 
Communications antennas mounted on an existing public utility transmission tower, building, or other structure, including existing communications towers and communications equipment buildings.

§ 27-1103 Uses by Special Exception.

1. 
The following uses are permitted only special exception granted by the Zoning Hearing Board:
A. 
Packaging or bottling establishments.
B. 
Outdoor storage.
C. 
Manufacture of small items such as precision instruments, optical goods, textiles, electrical appliances and components, etc.
D. 
Light metal processes such as tool and die, stamping, extrusion of small parts or products, etc.
E. 
Retail sale of major items.
F. 
Construction or contractors establishment.
G. 
Uses which, in the opinion of the Borough Council, are of the same general character as the above uses, and which will not be detrimental to the intended purposes of this chapter.
H. 
Communications towers subject to the standards for communications towers as special exceptions set forth at § 27-1903, and communications equipment buildings, provided there are no pre-existing communications towers within a 2/3-mile radius of the proposed communications tower.

§ 27-1104 Lot Requirements.

1. 
Minimum lot area: 5,000 square feet.
2. 
Minimum lot width: 50 feet at the BSL.
3. 
Maximum lot coverage: no more than 60% of any lot shall be covered by buildings, and not more than 75% shall be covered by buildings and other impervious surfaces.

§ 27-1105 Building Setback Requirements.

1. 
Minimum setback distance from a street right-of-way: 25 feet.
2. 
Minimum side yard setbacks: two side yards, each having a minimum width of 15 feet, except that where a side lot line abuts a residential district, a side yard of at least 20 feet in width shall be provided.
3. 
Minimum rear yard setback: 25 feet.

§ 27-1106 Maximum Building Height.

No building shall exceed 35 feet or three stories in height, whichever is lesser.
