R-2 MODERATE DENSITY RESIDENTIAL

§ 27-501 Intent.

To provide for, and encourage, residential areas of moderate density in the Borough, with a character similar to that of the R-1 district but introducing variety in the types of dwelling units permitted and providing compatibility with existing land uses and the Borough's community development objectives.

§ 27-502 Uses by Right.

1. 
The following are the permitted uses of land and buildings in the R-2 district:
A. 
Uses permitted by right in the R-1 district.
B. 
Two-family dwellings (duplex).
C. 
Single-family semi-detached (twin).
D. 
Accessory buildings customarily incidental to the above permitted uses, when located on the same lot.

§ 27-503 Uses by Special Exception.

1. 
The following uses are permitted only by special exception granted by the Zoning Hearing Board:
A. 
Home occupations - in accordance with § 27-1505.
B. 
Educational, religious, and philanthropic institutions.
C. 
Residential day care centers in accordance with § 27-1522.
D. 
Uses which, in the opinion of the Borough Council, are of the same general character as the above uses, and which will not be detrimental to the intended purposes of this chapter.

§ 27-504 Lot Requirements.

1. 
Minimum Lot Area.
A. 
Single-family detached dwelling: 7,000 square feet.
B. 
Twin: 4,500 square feet per single-family semi-detached unit.
C. 
Duplex: 9,000 square feet.
D. 
Uses by Special Exception.
(1) 
Home occupations in single-family detached dwelling units: 7,000 square feet.
(2) 
All other uses by special exception: 9,000 square feet.
2. 
Minimum Lot Width.
A. 
Single-family detached dwelling: 50 feet at the BSL.
B. 
Twin: 30 feet per single-family semi-detached unit at the BSL.
C. 
Duplex: 60 feet at the BSL.
3. 
Maximum Lot Coverage.
A. 
Single-family detached dwelling and other permitted uses: no more than 25% of any lot shall be covered by buildings, and not more than 40% of any lot shall be covered by buildings and other impervious surfaces.
B. 
Twin or duplex: no more than 25% of any lot shall be covered by buildings, and not more than 40% of any lot shall be covered by buildings and other impervious surfaces.
4. 
Uses by Special Exception. The area and bulk regulations for uses by special exceptions shall be established after analyzing the particular use which is proposed. In determining such regulations, the following shall be considered:
A. 
The nature of the use and related activities conducted therewith, in particular, the space needs or requirements of such uses and activities.
B. 
The area and bulk regulations set forth in this chapter for uses which are similar to those proposed but in no case less than those set forth above.
C. 
Recognized space standards published in professional planning and design literature for architects, engineers and allied professions for educational or religious structures and uses.
D. 
The area required for off-street parking.

§ 27-505 Building Setback Requirements.

1. 
Minimum front yard setback line from street right-of-way: 30 feet.
2. 
Minimum Side Yard Setback Lines.
A. 
Single-family detached dwellings-a total of 20 feet where two yards are involved, with neither side yard being less than eight feet.
B. 
Twin: 10 feet.
C. 
Duplex: a total of 25 feet with neither side yard being less than 10 feet.
D. 
Uses by special exception: a total of 20 feet where two side yards are involved with neither side yard being less than 10 feet. Where only one side yard is involved, it shall be at least 10 feet.
3. 
Minimum rear yard setback line: 25 feet.

§ 27-506 Maximum Building Height.

No principal building shall exceed 35 feet or three stories in height, whichever is lesser.
