B-4 Standard Business District
§ 149-120 Permitted uses.

A.
This zone district is limited to the sale on the premises to the ultimate consumer of the commodities or services or the furnishing thereof for the entire community and accessory uses customarily incident to such use.
B.
Any business operating as a cannabis retailer or cannabis delivery service licensed under N.J.S.A. 24:6I-31 et seq. shall be expressly permitted within this zone.
§ 149-121 Prohibited uses.
Residential construction or use, public garages and gasoline filling stations and any use that is prohibited in the B-1 Zone.
§ 149-122 Maximum height; required yards and frontage.
The following requirements must be complied with in the Standard Business District:
A.
Height. No building shall exceed a maximum of two stories or 28 feet, whichever is lesser.
B.
Front yard. There shall be a front yard of not less than 40 feet. Parking as required may be permitted in the front yard, provided that no part of any parking area is closer than 15 feet to the front property line.
C.
Side yard. There shall be two side yards for each building, and each side yard shall be at least 20 feet. Parking as required may be permitted in the side yards.
D.
Rear yard. There shall be a rear yard of at least 40 feet. Parking as required may be permitted in the rear yard.
E.
Frontage. The minimum street frontage shall be 100 feet.
