Zone Districts; Zoning Map; Divided Lots

§ 149-38 Zone districts.

For the purpose of this Part 3, the Township of Mount Holly is hereby divided into the following zone districts known as:
R-1 Residence District
R-2 Residence District
R-3 Residence District
PAS - Apartment/Townhouse/Senior Citizen Housing District
Small Garden Apartment - Duplex District
B-1 Central Business District
B-2 Central Business District
B-3 Planned Shopping District
B-4 Standard Business District
OB Office Building District
OLI Office and Light Industrial District
I Limited Industrial District
GS Government Services
MRV Mill Race Village Zoning District
Redevelopment Plan District
Floodplain District
Historic Preservation District
Historic Landmarks
HL Health and Life Sciences District

The Zoning Map delineating the above zone districts, and Schedule of Requirements which accompany this chapter are hereby made a part of this Part 3. The boundaries of districts or zones are hereby established as shown on said map entitled "Zoning Map," dated 1979, revised June 21, 2000, made by Richard A. Alaimo Associates, which map is approved by Township Council and filed with the Township Clerk. The zone district boundary line shall coincide with lot lines or the center lines of streets or alleys as they exist at the time of the adoption of this Part 3 or by other identifiable geographic locations as otherwise shown on said map by figures or dimensions.

§ 149-39.1 Historic Landmarks.

Pursuant to the criteria and procedures established for designation under subsection § 149-1 and § 149-177.2, the following properties are designated as Historic Landmarks:

§ 149-40 Lot divided by zone district boundary line.

Where a zone district boundary line established by this Part 3 divides a lot which was in single ownership at the time to the enactment of this Part 3, according to the records of the Burlington County Clerk's office, the use authorized thereon and the zone district requirements applying to the least restricted portion of such lot under this Part 3 shall be considered as extending to the entire lot, provided that the more restricted portion of such lot is entirely within 25 feet of said dividing zone district boundary line. The use so extended shall be deemed to be conforming.
