CHAPTER 5

R-1 RESIDENTIAL DISTRICT

10-5-1: PURPOSE:

The R-1 residential district is designed to provide an area for residential uses and public and semipublic uses normally considered an integral part of the area they serve. (Ord., 8-24-1974)

10-5-2: DENSITY REQUIREMENTS:

   A.   Minimum lot width: Sixty feet (60').
   B.   Minimum lot area per family or dwelling unit:
      1.   Single-family: Seven thousand five hundred (7,500) square feet.
      2.   Two-family: Three thousand (3,000) square feet.
      3.   Multi-family: Two thousand five hundred (2,500) square feet.
   C.   Minimum required yards for the principal structure:
      1.   Front yard: Twenty five feet (25') or the average front yard setback of the existing adjacent structures on both sides, but in no event with less than twenty five feet (25') allowed or more than forty feet (40') required, except for subdivisions having established setback lines shown on the plat. Minimum front yard setbacks shall be required along all sides of the yard with frontage along a street.
      2.   Side yards: Five feet (5').
      3.   Rear yard: Twenty feet (20'). (Ord., 8-24-1974)

10-5-3: NUMBER OF STRUCTURES PER LOT; PARKING:

   A.   Number Of Structures Per Lot: Only one principal structure allowed per lot.
   B.   Parking: One off street parking space per dwelling unit. (Ord., 8-24-1974)

10-5-4: PERMITTED USES:

Healthcare facilities excluding veterinarian facilities.
Professional, business and government offices.
Public and community facilities such as schools, places of worship, cemeteries, libraries and recreation facilities.
Public utilities and service uses such as electric substations, gas regulator stations, telephone transmission structures, pumping stations, transportation facilities, etc.
Single-family dwellings not including mobile homes.
Two-family dwellings. (Ord., 10-13-1987; amd. 2010 Code)

10-5-5: ACCESSORY USES:

   A.   General Requirements:
      1.   Accessory structures shall be located only in the rear and side yards.
      2.   Construction of the accessory buildings shall not precede construction of the principal structure. (Ord., 8-24-1974)
   B.   Uses Enumerated:
Home occupation in a single-family dwelling; provided, that such use is incidental to the main use of a dwelling, and further provided that the use is limited to persons actually residing in the dwelling.
Private garage and storage building.
Satellite receiver dish antennas and microwave receiver dish antennas, subject to site restrictions for said accessory uses in subsection 10-2-9L of this title.
Signs advertising premises for sale or rent. (Ord., 8-24-1974; amd. Ord., 12-13-1988)

10-5-6: CONDITIONAL USES:

Funeral homes.
Mobile homes only in an approved mobile home park.
Multiple-family dwellings.
Publicly owned homes. (Ord., 8-24-1974)
