ARTICLE XIV

M-1: LIGHT INDUSTRIAL DISTRICT

§ 14.1 PERMITTED USES.

A. 
Temporary construction buildings for use incidental to permitted construction work on the premises. Such buildings must be removed upon completion or abandonment of construction.
B. 
Indoor and outdoor animal care facilities.
C. 
Fraternal lodges.
D. 
Fuel sales.
E. 
Funeral homes.
F. 
Dry Cleaners and Laundry.
G. 
Parking as primary use.
H. 
Personal service shops (hair salons, nail salons, etc.).
I. 
Printing and copy shops.
J. 
Radio and TV studios.
K. 
Restaurants.
L. 
Retail sales and service.
M. 
Theaters.
N. 
Self-service storage.
O. 
Vehicular sales, rental, repair, and service.
P. 
Wholesale sales and service.
Q. 
Bulk storage tanks (non-flammable) and cold storage plants.
R. 
Light industrial, which, by its nature, does not produce dust, fumes, gas, noxious odor, smoke, glare, or other atmospheric influence beyond the boundaries of the property on which such use is located, and which produces no noise greater than the average traffic or traffic-related noises in the general vicinity of the property, and produces no fire hazard to surrounding properties.

Salvage yards and large recycling facilities.

Outdoor storage.

Truck stops, freight terminals, and trucking terminals.

Utility companies and storage transformer stations.

Warehousing and distribution.

Indoor shooting ranges.

Real estate sales offices during the development of the property, but not to exceed two (2) years.

§ 14.2 CONDITIONAL USES.

A. 
Manufactured home parks.
B. 
Accessory units.
C. 
Educational facilities, including colleges, universities, indoor and outdoor instruction, primary and secondary schools, and vocational and trade schools.
D. 
Hospitals and medical clinics.
E. 
Places of worship.
F. 
Country clubs.
G. 
In-home day cares in existing homes, Commercial Day Care.
H. 
Golf courses or driving ranges.
I. 
Offices.
J. 
Retail sales of Modular homes and manufactured home parks.
K. 
Pumping plants, sewer lift stations, transmission towers, and water supply reservoirs.
L. 
Scientific testing facilities.
M. 
Parks and open spaces.

§ 14.3 DEVELOPMENT STANDARDS.

A. 
Setbacks.
(1) 
No front setback is required in an M-1 District.
(2) 
No rear setback is required in an M-1 District.
(3) 
No side setback shall be required.
(4) 
When an M-1 District abuts an “R” District, an open space buffer of not less than thirty (30) feet shall be required on sides abutting “R” districts.
(5) 
When used as a B-1 lot, that lot must conform to setback requirements as outlined in the B-1 zone.
B. 
Lot dimensions.
There are no minimum dimensions for lots in this District but dimensions shall be approved for the proposed use by the Planning and Zoning Commission.
C. 
On-site parking standards.
Refer to Article XVIII, Schedule of On-site Parking Requirements.
D. 
Hookah and Vapor Retail Stores, Hookah Lounges and Vape Lounges are not permitted in this District. Any legally operating Hookah and Vapor Retail Store, Hookah Lounge or Vape Lounge is deemed nonconforming as of September 9, 2024 and shall be allowed to continue to operate subject to and in compliance with the provisions of this Zoning Ordinance relating to nonconforming uses and all other applicable requirements.
