M-2: HEAVY INDUSTRIAL DISTRICT

§ 15.1 PERMITTED USES.

Bulk storage tanks/cold storage plants

Light industrial
C. 
Heavy industrial
D. 
Salvage yards
E. 
Large recycling facilities
F. 
Outdoor storage
G. 
Truck stops, freight terminals, and trucking terminals
H. 
Utility companies and storage transformer stations
I. 
Warehousing and distribution
J. 
Indoor shooting ranges

§ 15.2 CONDITIONAL USES.

A. 
Retail sales of Modular homes and manufactured homes.
B. 
Scientific testing and research laboratory.
C. 
Sexually oriented businesses.
D. 
Pumping plants, sewer lift stations, transmission towers.
E. 
Wireless telecommunication facility.

§ 15.3 DEVELOPMENT STANDARDS.

A. 
Setbacks.
When an M-2 District abuts an “R” District, a setback buffer of not less than fifty (50) feet shall be required on all sides abutting “R” districts.
B. 
Lot Dimensions.
There are no minimum dimensions for lots in this District but lot dimensions shall be approved for the proposed use by the Planning and Zoning Commission.
C. 
On-site parking standards.
Refer to Article XVIII, Schedule of On-site Parking Requirements.
D. 
Hookah and Vapor Retail Stores, Hookah Lounges and Vape Lounges are not permitted in this District. Any legally operating Hookah and Vapor Retail Store, Hookah Lounge or Vape Lounge is deemed nonconforming as of September 9, 2024 and shall be allowed to continue to operate subject to and in compliance with the provisions of this Zoning Ordinance relating to nonconforming uses and all other applicable requirements.
