- R-2 TWO-FAMILY DWELLING DISTRICT
In district R-2, no building, structure, land or premises shall be used, and no building or structure shall be erected, constructed, reconstructed, moved or altered after June 15, 1965, except for one or more of the following uses:
(a)
Any use permitted in district R-1.
(b)
Dwellings, two-family, including townhouses designed for occupancy by two families.
(c)
Accessory uses as provided in district R-1; except that in district R-2, a private garage or carport may provide space for not more than one motor vehicle for each 1,500 square feet of lot area.
(d)
Signs, as provided in chapter 29.

In district R-2, the height of buildings, the minimum dimensions of lots and yards, and the minimum lot area per family permitted on any lot shall be as follows:
(a)
Height. Same as district R-1.
(b)
Front yards. Same as district R-1.
(c)
Side yards. Same as district R-1, including regulations for corner lots.
(d)
Rear yards. Same as district R-1.
(e)
Lot area per family. Every dwelling erected, moved or altered after June 15, 1965, shall provide a lot area of not less than 6,000 square feet per family for one-family dwellings, or 3,000 square feet per family for two-family dwellings; provided that where a lot had less area than herein required, in separate ownership, on February 5, 1946, this regulation shall not prohibit the erection of one-family dwelling. Where a public or community sewer is not available and in use for the disposal of all sanitary sewage, each lot shall provide not less than 16,000 square feet per family.
(f)
Lot width. No lot shall be less than 70 feet in width; except that this regulation shall not prevent the erection or conversion of a two-family dwelling on a lot having a width of less than 60 feet which was zoned district R-2 on January 6, 1970.

Minimum dwelling size. Same as district R-1 for one-family dwellings. No minimum for other dwellings.
