- M-1 LIGHT INDUSTRIAL DISTRICT

Sec. 37-34. - Use regulations.

In district M-1, no building, structure, land or premises shall be used and no building or structure shall be erected, constructed, reconstructed, moved or altered after June 15, 1965, except for one or more of the following uses:

(a)

Any use permitted in district C-3, except nonagricultural dwellings.

(b)

Auction establishments and sales pavilions.

(c)

Bottling works.

(d)

Bus barns or lots.

(e)

Canning or preserving factories.

(f)

Carpenter, cabinet or pattern shops.

(g)

Carpet cleaning establishments.

(h)

Chemical laboratories not producing noxious fumes or odors.

(i)

Cleaning, pressing and dyeing plants.

(j)

Cold storage plants.

(k)

Creameries.

(l)

Dog pounds, if within an enclosed building.

(m)

Fabrication or assembling of irrigation pipe and equipment.

(n)

Flour mills, feed mills and grain processing.

(o)

Freight terminals (rail or truck).

(p)

Galvanizing works.

(q)

Grain elevators.

(r)

Hatcheries.

(s)

Ice plants.

(t)

Laundries and dry cleaning plants.

(u)

Lumber yards.

(v)

Machine shops.

(w)

Manufacture of products such as: artificial flowers, feathers, plumes, awnings, bags, blacking, small boats, bone products, brooms and brushes, buttons and novelties, candy, canvas products, cement products, concrete blocks, chemicals (nonoffensive), cigars, cleaning and polishing preparations, clothing, coffee (roasting), cosmetics, cottonseed, peanut or similar products, drugs or medicines, electrical signs, extracts, food products, fruit juices, gas or electric fixtures, ice cream, leather products, sausage, shell products, shoes and boots, syrup, terra cotta or tile handicraft products, textiles, toys or woodenware.

(x)

Milk bottling or dairy product processing.

(y)

Monument or marble works, finishing and carving only, excluding stone cutting.

(z)

Moving, transfer or storage plants.

(aa)

Photo engraving plants.

(bb)

Planing mills.

(cc)

Plumbing and sheet metals shops (allowing punching of material of one-eighth inch or less in thickness).

(dd)

Produce markets (wholesale).

(ee)

Railroad freight yards.

(ff)

Sales rooms, yards and service for contractor's equipment, and oil well supplies.

(gg)

Sign painting plants.

(hh)

Stables (public) or wagon sheds.

(ii)

Storage in bulk of, or warehouse for, such materials as: asphalt, brick, building materials, cement, coal, contractor's equipment, cotton, feed, fertilizer, grain, gravel, grease, hay, ice, lead, lime, machinery, metals, oil, plaster, poultry, roofing, rope, sand, stone, tar, tarred or creosoted products, terra cotta, timber, wood or wool.

Tracks (team, loading or storage).

(kk)

Accessory uses customarily incident to any of the above uses, including signs, as provided in chapter 29.

(ll)

Cellulose insulation manufacturing plant.

(mm)

Recreation vehicle parks and campgrounds.

(nn)

Recycling yards, by special use permit only; provided that such yards are completely enclosed and effectively screened by a solid fence or wall at least eight feet high. This shall include recycling of plastics, paper and metals of all kinds except that motor vehicles or parts of motor vehicles shall be included under salvage or junk yards under section 37-37(33).

Sec. 37-35. - Performance standards.

(a)

No use shall be permitted or operated that produces vibration, concussion, dust, dirt, fly ash, odor, noxious gases, heat or glare perceptible at any point on the lot line.

(b)

No use shall be permitted or operated that produces a noise level greater than that level produced by the average traffic of the area.

(c)

No use shall be permitted or operated that produces smoke or particulate matter with a density of greater than two as measured by the Ringelmann Chart published and used by the United States Bureau of Mines.

Sec. 37-36. - Height and area regulations.

In district M-1, the height of buildings, minimum dimensions of lots and yards, and the minimum lot area per family permitted on any lot, shall be as follows; provided that buildings erected for dwelling purposes exclusively shall comply with the front, side and rear yard requirements of district R-1:

(a)

Height. Buildings or structures shall not exceed 45 feet; and shall not exceed three stories in height.

(b)

Front yards. Same as district C-2; except that setback of not less than 50 shall feet be provided along all federal and state highways.

(c)

Side yards. Same as district C-1.

(d)

Rear yards. Same as district C-1.

(e)

Lot area per family. Same as district R-3.

(f)

Lot width. No minimum.

(g)

Parking regulations. See Section 37-7.
